This week sales were the same as the previous week with  41 homes closing. Summer is here so it has quieted down a bit.
I haven't seen many new homes come to market that really excite me. I am enclosing new listings back for a few days now instead of just a day or so. This gives you a better perspective of what is coming to market. If there is a certain type of property you are looking for send me an email and I will set you up to receive specific criteria.

                     Few properties I do like below.
 
1300 S A 1A Oceancrest # 216- $330,000.  Nice SE exposure with some ocean view as well as pool and green area. Needs updating , paint, carpet etc but has great potential.
 
 
Here is a price change below in Ocean Royale. Just reduced from 1,250,000 to $1,100,000. This has been on my ten best list.

 None of my Top 10 went under contract this week but they are mostly beach homes and this is not the season to sell beach area properties. Each week I pick 10 properties that I believe are good values in the market. They have something that makes them a true gem.
Check out Claridge 8S the crown jewel of Jupiter Island. Incredible views and owner is motivated! Ocean Royale #502 is another favorite.  Take a look.  107 Waterford in Cambridge is a beautiful Abacoa townhome with 2 car garage and a patio.
JYC # 502 came back on the market. This is a great opportunity to own on the Intracoastal. I added the 2 bedroom Cambridge home this week. Great home for retired couple looking for one level here in Jupiter.

This week we saw  Jupiter home sales  fall back from a high of 89 homes last week to 67 homes this week.  Inventory levels continue to fall and are down about 5% from just 6 months ago. Basically we are seeing a 1% per month drop in inventory and your choices are becoming slim. In this weeks solds you will see Xanadu had two homes sell. Both were $750,000 and higher. Two years ago you could have bought similar homes for $100,000 dollars less. Smaller townhome communities such as Jupiter1 , Sea Brook, Oceanside Terrace where you can walk to the beach for $250,000 or less are limited by inventory. In all three communities there is just 1 townhome for…

This week we saw  Jupiter home sales  fall from 75 homes last week to 50 home sales this week. I continue to see multiply offers on many properties and remodeled homes are asking higher prices and moving fast. Here in Xanadu by the Sea where there hasn't been a home sale in almost a year we saw two homes go under contract this week. Inventory levels continue to fall and buyers are having less choices so homes that have been on the market for extended periods of time are starting to move. Nearly a third of the contingent listings went under contract in less than 30 days.

I hope to start seeing more properties come to market from sellers who are seeing rising prices. I am starting to see several incidents of this happening, but the sellers are raising…

This week we saw  Jupiter home sales  rise dramatically for the week. We saw 75 homes sell versus 51 homes selling last week.  I continue to see strong demand for nice homes. This morning I listed a 3 Bd 2/ Ba with 2 Car garage home. 1,800 sq. ft under air and shows beautifully. I have had 6 calls today to show this home. I expect this home to be sold in less then two weeks. Great home and listed at $249,000. Jupiter waterfront homes remain very strong and I expect to see continued strength in that market.

Jupiter Home Sales Report

This week we saw  Jupiter home sales  inch up a bit from 45 just last week to 51 homes selling this week here in Jupiter. Deals are getting tougher to negotiate as sellers are drawing the line in the sand and making the buyers cross that line. More than 50% of offers are being rejected by sellers. I can't blame them, as economics 101 is basic supply and demand. Buyers next year  are going to say I should have bought last year just like the buyers are saying this year. New home builders can't build fast enough and the prices of new homes are approaching $200 per sq. ft. Abacoa townhomes are nearly $180 a sq. ft. Yes for a townhome. Inflation and surging fuel prices are going to drive up the cost…

We started off strong for 2013 with Jupiter home sales  hitting 65 homes for the week. I continue to see two things going on in this market. Strong buyer demand and low supply of homes for sale. Season is starting and we have only 21 more homes for sale on the market than back in September. Fall is when no one really tries to sell their homes so the inventory should be at the lowest level for the year. Inventory levels remain static with just 1772 homes for sale in the areas of Jupiter, Tequesta, Juno Beach and Singer Island that I track. You would think there were be a surge in new listings for the season. We ha d quite a few this week but the sales are continue to deplete the inventory levels are an equal or greater pace. This week we saw Jupiter home sales  fall from a record setting 86 last week to just 28 this week. We saw this same thing a few weeks ago where we had 70 plus homes sell one week and 20 plus homes sell the following week. Again the two weeks end up averaging just under 60 homes.  These are still very strong numbers for December and other parts of the country. I speak to agents around the country and I tell them the average number of homes selling here in Jupiter each week and they can't believe how busy it is here. I ask the agents who is moving to NJ, CT, IL or anywhere in the North. People are flocking South. They may not be coming all the way to Florida but they are going to places like South Carolina, Georgia and even Northern Florida.  All the…

This week we saw Jupiter home sales  rise from 45 to a record setting 86 for the first week of December.  The number of sales for this week absolutely amazes me. It caught me by surprise as I checked just to make sure. These are numbers you see in our peak selling season and not the first week of December. I continue to find it very difficult to find homes under $300,000 and the under $200,000 market is almost non existent. If you find a property under $200,000 expect to put some elbow grease and money into it. You can easily spend $25,000 in upgrades. This week we saw Jupiter home sales fall from 79 to just 28 homes selling this week.  This is the lowest number of home sales in Jupiter this year. You may think it is from low buyer demand but it is low inventory and limited choices for buyers that are keeping them from purchasing. As we get closer to the holidays you will see sales stagnant for the next month or so. We are seeing a few more new homes coming to the market than are going off but not enough to dramatically change the inventory levels or the buyers choices.
