This week sales were the same as the previous week with  41 homes closing. Summer is here so it has quieted down a bit.
I haven't seen many new homes come to market that really excite me. I am enclosing new listings back for a few days now instead of just a day or so. This gives you a better perspective of what is coming to market. If there is a certain type of property you are looking for send me an email and I will set you up to receive specific criteria.

1300 S A 1A Oceancrest # 216- $330,000.  Nice SE exposure with some ocean view as well as pool and green area. Needs updating , paint, carpet etc but has great potential.
 
 
Here is a price change below in Ocean Royale. Just reduced from 1,250,000 to $1,100,000. This has been on my ten best list.

 None of my Top 10 went under contract this week but they are mostly beach homes and this is not the season to sell beach area properties. Each week I pick 10 properties that I believe are good values in the market. They have something that makes them a true gem.
Check out Claridge 8S the crown jewel of Jupiter Island. Incredible views and owner is motivated! Ocean Royale #502 is another favorite.  Take a look.  107 Waterford in Cambridge is a beautiful Abacoa townhome with 2 car garage and a patio.
JYC # 502 came back on the market. This is a great opportunity to own on the Intracoastal. I added the 2 bedroom Cambridge home this week. Great home for retired couple looking for one level here in Jupiter.

Jupiter Real Estate Report September 2014

South Florida rose to the top of the nation’s leading home price index in August, with gains of 10.5 percent from the same time last year even as home market momentum slows.

The increase in the tri-county region of Palm Beach, Broward and Miami-Dade counties put the area in first place nationally for price growth, according to the Standard & Poor’s/Case-Shiller index.

  This is an article from the Palm Beach Post and is pretty  self explanatory. We are #1 in the entire country for rising prices.  You will notice this in the recent sales for the week as well as price changes, new listings and contingent listings.

     Home sales continue to move at  a slowing pace after weeks of strong  sales here in the Jupiter area. We saw  37  homes close last week and expect similar  amounts until year end.  Last week, my featured property in Oceanside Terrace was listed at $229,000. A new listing in the same community with an updated kitchen and a few other upgrades came to market at $295,000. The $295,000 condo went under contract and immediately  the $229,000 unit went under contract as well. When that $295,000 condo went  under contract it made the $229,000 unit look like a true bargain. The $66,0000 price difference left plenty for renovations.  Once again there are…

     Home sales have finally slowed down after weeks of strong  sales here in the Jupiter area. We saw  39  homes close last week as we enter our slow season. October and November sales tend to be the slowest for sales as we run 30 to 60 days from contract to close.  Last week, my featured property in Oceanside Terrace was listed at $229,000. A new listing in the same community with an updated kitchen and a few other upgrades came to market at $295,000 this week. The high sale in the community was $325,000 in the peak for an original condition unit. It reinforces what I have been saying about asking prices and upgraded units.

The monthly Real Estate report for Palm Beach Countyupiter Condos Sales Report

We reported the home sales for August this week where we saw the median home prices drop for the first time in over 20 months. I can undestand see a bit of a  slow down as home prices have jumped quite drasticaly. The condo/townhouses market is a little different story as many buyers are being priced out of single family homes in Jupiter and other areas of Palm Beach County as well. The median home price was $270,000 which is still far below the peak of 2006 where it was over $400,000. The reason is that the very desirable areas such as Jupiter, Juno Beach and Palm Beach Gardens in North Palm Beach County as Boca Raton and Delray in South County have seen a large rise in home prices to many that…

     Home sales have finally slowed down after weeks of strong  sales here in the Jupiter area. We saw  40  homes close last week as we enter our off season. Finally a little rest before season starts again. Does this mean a slowing down in the market? Not at all,  I continue to see strong showings on my listings and other properties I have shown seem to be getting alot of traffic through them as well. The Jupiter inventory levels continue to be slim and new listings are being offered at higher numbers. With limited competition in many communities sellers are controlling the market. Forget what the properties sold for last year because if you are trying to buy at last years prices you will be watching them go up with each new…

     Another strong week  for home sales here in the Jupiter & Juno Beach area. We saw  62  home sales during the last week of August as we enter the lull before the storm. Season is just a few months away and I'm already starting to get calls from buyers coming down in September to see what is for sale. It should be quite an interesting year. Inventory choices are slim at best with most communities having only one or two condos for sale and many having none.

There are still a few  values out there but they are becoming more difficult to find. The market seems to have stopped and taken a breath so I am anxious to see what is going to happen with it. Many buyers are thinking we are…

     Another strong week  for home sales in  Jupiter & Juno Beach area. We saw  71  home sales last week, close to season numbers. It's the middle of summer in Florida with temperatures at 90 plus degrees, summer is in full swing in the Northeast and we are seeing record sales. Who is thinking about buying a winter home in August in Florida? Apparently I guess quite  a few. We saw only 4 properties sell under $200,000 and 12 properties sold between $200 and $300k.  That use to be the largest percentage of sales each week. It has now become the smallest segment.

The $400 -$600K market is very strong  with most of the sales in that price range. We are seeing a weakening  market…

     Another strong week  for home sales here in Jupiter & Juno Beach area. Sales were down from the previous week but we still had 54 sales which is great for mid summer. There were three properties that sold under $200,000 and just 11 sales under $300,000. Most properties under $300,000 were $250,000 and higher as the median home price reaches $300,000. Palm Beach County  home sales were up 21% from June last year with prices up 6.4%. I said  expect to see around 5% for 2014 so let's watch and see once December comes. The good news is inventory county wide is up 35% but not here in Jupiter.

Jupiter Real Estate Market

The RAPB just came out with Junes local market real estate report including towns of Jupiter and Juno Beach. It comes as no surprise to see the strength of the numbers as we continue to watch prices rise. We are still far short of the peak 2006 median price record of $400,000 plus. Take a quick look below and see the single family home sales.

As you can see closed sales are up 21.5% from last year which is what we expected as the market has been red hot with limited inventory over the past year. We are starting to see some changes in the past few months. The median home price hit $295,025 which is up 6.4% over last year. An amazing week for home sales here in Jupiter & Juno Beach area. Last week even with the holiday we saw 79 properties close here in the area.  What you may notice is the lack of sub $200,000 properties. Last year we saw quite an abundance of properties in that price range. This year not so much.

A few examples are the Sea Brook beach town home which sold at $230,000. Earlier this year they started to break the $200,000 barrier . Two sales last year  were $195,000 and $215,000 for the larger 3 bedroom units. Now we are seeing $230,000 for the 2 bedroom units.

The Nautica model in Mallory Creek in Abacoa  just closed at $350,000. Earlier this year they were selling the same model for $325,000.
