    Home sales continue to move at a slowing pace after weeks of strong sales here in the Jupiter area. We saw  37  homes close last week and expect similar amounts until year end. Last week, my featured property in Oceanside Terrace was listed at $229,000. A new listing in the same community with an updated kitchen and a few other upgrades came to market at $295,000. The $295,000 condo went under contract and immediately the $229,000 unit went under contract as well. When that $295,000 condo went under contract it made the $229,000 unit look like a true bargain. The $66,0000 price difference left plenty for renovations. Once again there are no condos in this community for sale. What do you think the asking price on the next remodeled condo in that community will be? $299,000 or maybe $305,000.  Juno Beach Condos for sale
Last week we spoke about the Beachfront in Juno Beach and the condo that sold in just a weekend. I also mentioned the direct oceanfront stacks which we haven't seen come to market in a few years. These are the 03 and 04 stacks. Well #203 did come up for sale this week. From the pictures it looks like it has a few upgrades and it comes with a private garage as well. It's the lowest floor in the building but has a 1,300 sq. ft patio. I mentioned anything direct ocean that came up for sale would be $1.2 million or higher. Well I was to conservative and it was listed at $1,650,000. See it on my website under Beachfront in Juno Beach. If we see any higher floors you can expect a listing price of $1,750,000 or higher. Even in the peak I'm not sure if we saw these prices. Juno Beach oceanfront condos seem to be on fire right now.

On thing I did notice in the Jupiter real estate listings this week. We saw 71 price changes, 80 new listings and only 23 properties went contingent and under contract. We are seeing more new listings hit the market but the prices continue to rise upwards and properties along the beach are almost non- existent. In one community near the Gardens Mall I saw a dozen homes come up for sale in Cabana Colony. Investors were scooping these up at under $100,000 a few years back and many went for much less than that. The investors seem to have them back on the market at nearly double what they paid for them. They did some renovation work and rented them out for a few years. Are the investors seeing a slowing market here in the Jupiter area with less appreciation? I tend to watch the investors as they are usually the leaders in the market and everyone else seems to jump on the bandwagon way afterwards.Â
What is next as season going to bring? In Juno Beach the least expensive direct oceanfront condo is listed at $525,000 and this is a 2bd/1,270 sq.ft updated condo built in the 70's with no garage parking. From there $750,000 is the magic number for a 3bd in the Horizon which was built in the 80's. The newer condos such as Beachfront, Waterfront,Oceanfront and Ocean Royale have only 5 condos for sale in four buildings and the least expensive condo is $1.2 million. A million is the starting price for direct ocean condos today.                                   .  Â
 Hutchinson Island - The next boom town?
 I'm starting to bring buyers to Martin and St. Lucie County to look for direct oceanfront condos because both price and availability here in the Juno area continue to make finding properties very difficult. Even in Ocean Village on Hutchinson Island I just saw a condo in the Oceanhouse listed at $150,000 more than the last similar sale.The last sale was $330,000 and the same unit on the floor above was just listed at $489,000. Still at $489,000 you are getting 1,400 sq. ft in a building built in 2003 where in Juno Beach you are getting 1,200 sq. ft in 1970's building and paying more money. Even in Hutchinson Island the oceanfront condo inventory is slim. Prices are less but choices are still limited.                                     Â

Buyers sign up to receive new Jupiter listings as they come to market. The best deals are gone within days in most cases and you may run into multiply offer bids. Do some research by looking on-line, use any of my websites for your daily searches. It will save your searches and email you new listings as they come to market.
