This week sales were the same as the previous week with  41 homes closing. Summer is here so it has quieted down a bit.
I haven't seen many new homes come to market that really excite me. I am enclosing new listings back for a few days now instead of just a day or so. This gives you a better perspective of what is coming to market. If there is a certain type of property you are looking for send me an email and I will set you up to receive specific criteria.

Just listed Oceanside Terrace. Great community , gated, pool and one level. Fully furnished and ready to move in.
Contact me for more photos and details.

Few properties I do like below.

1300 S A 1A Oceancrest # 216- $330,000.  Nice SE exposure with some ocean view as well as pool and green area. Needs updating , paint, carpet etc but has great potential.

Here is a price change below in Ocean Royale. Just reduced from 1,250,000 to $1,100,000. This has been on my ten best list.
Great view. Good size condo and a great building. Height is perfect, not to high and not two low. Great views of the beach and the Juno Pier. Click the link below to view.

               Best Deal on the Beach

Boaters: Looking for a nice townhome with a private boat slip. Take a look at each of the Mariner Cove townhomes with your own boat slip priced at $249,000.

None of my Top 10 went under contract this week but they are mostly beach homes and this is not the season to sell beach area properties. Each week I pick 10 properties that I believe are good values in the market. They have something that makes them a true gem.
Check out Claridge 8S the crown jewel of Jupiter Island. Incredible views and owner is motivated! Ocean Royale #502 is another favorite.  Take a look.  107 Waterford in Cambridge is a beautiful Abacoa townhome with 2 car garage and a patio.
JYC # 502 came back on the market. This is a great opportunity to own on the Intracoastal. I added the 2 bedroom Cambridge home this week. Great home for retired couple looking for one level here in Jupiter.

Jupiter Real Estate

Our Jupiter real estate market continues to show strength with over 200 homes selling in November. Our low inventory choices and strong buyer demand continue to put upward pressure on sales prices. In Florida our  YTD sales prices are up 11% where historically prices have climbed an average of 3.5% per year. We have had several years of double digit price increases which tends to show there may be  a possibility for Jupiter home values to slow for 2017.

A recent article in Florida realtors news stated many communities across the state of Florida are nearing their 2006 boom prices. I know here in Jupiter I'm seeing some Jupiter communities above their 2006 boom prices while others are still far below. A few local…

Jupiter Real Estate

Today I'm going to present you with some interesting statistics regarding Florida properties including Palm Beach County properties and Jupiter properties. Our MLS covers properties from Fort Pierce down to Miami which is a very large area and it can not accurately reflect smaller areas that are more local in nature.  I will show you this below and it will give you a better understanding of the Jupiter real estate market.

The first three graphs represent the entire MLS area I mentioned above. As you can see the absorption rate is about 5.9 months which is falling after reaching a peak of 6.8 months in March 2016. This number is the number of months it would take to sell the remaining homes if no new homes were brought to…

             Jupiter Real Estate Market

The Jupiter real estate market continues to show strength even as we enter our slowest time of the year. I'm seeing a dramatic rise in requests for Jupiter properties in the past few weeks as summer comes to a close up North.

This week as I ran the new listings as well as the contingent listings I continue to see trends that reflect what I have been saying. The sub $200,000 inventory market has just about disappeared. Only 7 properties of  the 51 new listings were under $200,000. Similar results for the sub $300,000 market as well. Even at close to $300,000 for condos you aren't getting updated places. I continue to see new listing prices follow an upward trend even while seeing recent sales…

Jupiter Real Estate - Homes & Condos for Sale

The Jupiter real estate market continues to follow and exceed National trends. National July was one of the best months for home sales in more than a decade. Record low mortgage rates, high consumer confidence have driven home prices to the highest in nearly a decade.  The biggest problem buyers face according to Realtor.com economist is finding a home to buy. With summer almost over buying slows down and inventory picks up which gives you the best opportunity to purchase a home.

The Jupiter single family homes market saw 73% of the properties sell under $500,000 which is the most competitive market you will face. The limited supply of sub $500,000 single family homes makes it a real challenge for…

       Jupiter Real Estate

The Jupiter real estate market continues to see rising prices and shrinking inventory. Not only are we seeing this in Jupiter but all of Palm Beach County. There is a great article and video below.

In Palm Beach County towns like Jupiter, Palm Beach Gardens, Boca Raton and Delray Beach are a few of the most desirable towns in Palm Beach County. Expect to pay a premium to live in these towns.

Many out of state buyers are unpleasantly surprised at the costs of real estate here in South Florida. South Florida has become a hotbed for baby boomers from the North East. You are seeing it in the new construction happening here. Places like Downtown Boca are building million dollar condos to attract the aging baby…

Jupiter Fl Homes

The Jupiter real estate market continues to see rising prices and shrinking inventory.  In Jupiter we have just 23 properties for sale under $200,000. The least expensive is listed at $95,000. Great news right!  Still a few bargains out there. Well, the bad news, that is for a boat slip and not a home. Really, the least expensive condo is listed at  $135,000 and that is a 2 bedroom in Chasewood which was built back in 1984. This is an original condition 1,000 sq. ft condo which I classify in the apartment category of condos. There are 6 other properties in Chasewood and Georgian Park under $150,000. From there we are $150,000 and higher for the remaining 17 properties.

The least expensive beach area property is now a tennis…

Jupiter Real Estate- Jupiter Homes for Sale

The Jupiter real estate continues to show strong activity especially in the entry level market which is now starting near $200,000. Under $200,000 there are just 27 - 2 bedroom condos for sale in Jupiter and most are listed at $180,000 or higher.  Along the Jupiter beach area we have just 16 properties for sale under $300,000. Most are 1,200 sq. ft and with a few possible updates but many are original condition.

Expect to budget a minimum of $200 per sq. ft away from the beach and near the beach prices are starting at $250 per sq. ft for a walk to the beach property. Jupiter oceanfront properties are starting at $400 per sq. ft.  for older updated condos and newer condos are all a million dollars…

Jupiter Condos & Jupiter Homes for Sale

No matter what agent I speak with they all seem to ask what's happening with the Jupiter real estate market. Many say the real estate market is just strange right now. Not slow, not busy but steady, not  what many have seen in the past. The low inventory combined with escalating prices have buyers and sellers baffled. Is the market heading for a fall or is it going to continue to rise?  Our usually winter selling season consists of January, February and March. We saw less traffic but Jupiter real estate sales remained strong. The limited inventory seems to have many real  buyers sitting and waiting for the right property to come along. When  the right property comes to market we are seeing multiply offers and…

Juno Beach Condos

As season winds down for 2016 and many snowbirds started home it's time to review the real estate market here in Jupiter. Inventory choices are still below what we have seen in the past and both buyer's and seller's are fighting over who is controlling the market. The number of new listings are growing which will increase buyers choices for homes. What I have seen this year is properties are either hot or ice cold and very little in the middle. The hot selling properties are the one's that have been updated nicely and require no work at all. Buyer's are willing to pay a premium for these properties and some of the prices are surprising me. Unique properties are also commanding top dollar and are…
