This week sales were the same as the previous week with  41 homes closing. Summer is here so it has quieted down a bit.
I haven't seen many new homes come to market that really excite me. I am enclosing new listings back for a few days now instead of just a day or so. This gives you a better perspective of what is coming to market. If there is a certain type of property you are looking for send me an email and I will set you up to receive specific criteria.

                     Few properties I do like below.
 
1300 S A 1A Oceancrest # 216- $330,000.  Nice SE exposure with some ocean view as well as pool and green area. Needs updating , paint, carpet etc but has great potential.
 
 
Here is a price change below in Ocean Royale. Just reduced from 1,250,000 to $1,100,000. This has been on my ten best list.

 None of my Top 10 went under contract this week but they are mostly beach homes and this is not the season to sell beach area properties. Each week I pick 10 properties that I believe are good values in the market. They have something that makes them a true gem.
Check out Claridge 8S the crown jewel of Jupiter Island. Incredible views and owner is motivated! Ocean Royale #502 is another favorite.  Take a look.  107 Waterford in Cambridge is a beautiful Abacoa townhome with 2 car garage and a patio.
JYC # 502 came back on the market. This is a great opportunity to own on the Intracoastal. I added the 2 bedroom Cambridge home this week. Great home for retired couple looking for one level here in Jupiter.

  Jupiter Report  October 26, 2010     Thinking of Selling or Know someone looking  to SELL!                                Call Me!                             This week we had 37 homes close, down from 41 last week.  You will notice alot more homes selling instead of the inexpensive condos . Look how many $300,000 plus homes sold this week.  I spoke to an agent in Orlando this week and asked how his market was. He said it was slow. To much inventory and not a big demand. This is what keeps our prices up is the low inventory levels compared to most other areas. If you go down south to Boynton Beach and West Palm they just keep sprawling west. Our western community has been built for 25 years and they are all sitting on 1 acre…

I can't believe it but it is that time of year again. Halloween means not just candy for the kids but the end of hurricane season and the bringing of cool mornings to the Jupiter area. Fall is in the air. There is nothing better then waking up and having a little chill in the air and enjoying a walk along the beaches here in Jupiter or taking a jog along the beaches up on A1A. You will notice the amount of people out enjoying a bike ride or early morning walk when the weather changes here.

Halloween also means tractor trailers with a load of out of state plates coming back to get away from the weather up north. All of a sudden you start seeing NJ, NY, MA,Ct license plates and you know season is just around the corner.

Jupiter Report  October 12, 2010  

  Thinking of Selling or Know someone looking  to SELL!                                Call Me!                             This week we had 55 homes close, down from 59 last week.  Very strong numbers continue to move the market here. I am starting to see more buyers out there looking and seller's are becoming a bit less motivated as they see descent inventory levels fall. You will notice quite a few million dollar plus homes selling this week and many over a million moving.  That is unusual but I am glad to see. You'll notice a Island home in Abacoa sold on the golf course for $627,000 and another newer home in Mallory Creek sold for $400,000 which is a $50,000 savings over the same home new. 932 Mills…

Each week I get many calls from out of state buyers looking for a deal. They have heard the market is Florida is terrible and the seller's are just giving homes and condos away. This is far from the truth if you want to live in a descent neighborhood. Sure I can get you in a lousy neighborhood in West Palm, Boynton or other town here in Palm Beach County for $100,000 but if you want a nice condo expect to pay minimum $200,000 here in Jupiter. Oceanfront condos with views start at $350,000 and this will be an older condo. If you are looking for a condo built after 2000, you can expect to pay minimum $600,000 for a lower level to just over a million for a higher floor.
