This week we had 55 homes close, down from 59 last week.  Very strong numbers continue to move the market here. I am starting to see more buyers out there looking and seller's are becoming a bit less motivated as they see descent inventory levels fall.
You will notice quite a few million dollar plus homes selling this week and many over a million moving.  That is unusual but I am glad to see. You'll notice a Island home in Abacoa sold on the golf course for $627,000 and another newer home in Mallory Creek sold for $400,000 which is a $50,000 savings over the same home new. 932 Mills Creek which was on my 10 best list sold for $540,000. Beautiful home in Evergrene.
I looked over this week's foreclosures in the Jupiter area and they were less then a dozen properties over the next two weeks. West Palm Beach, Boynton, Wellington and even Boca had substancially more.
This week I visited Landmark at the Gardens which is located at the Downtown at the Gardens and the Gardens Mall. This is a  full service NY style condo with doormen, valet, fitness center, club room, media room and beautiful outdoor pool. These units were million dollar plus condos in the peak of the market and are selling inthe low $400,000's and upwards of $500,000 for units with nice views.
The units are very Manhattan style decor and the builder was definetely gearing his product to the city lifestyle with several restaurants and shopping  within walking distance.
I also have a customer looking to sell a 2 bedroom golf home in the Ritz Carlton. It is a fractional ownership that allows you 35 days at the Ritz here in Jupiter and the opportunity to travel to other Ritz locations at a very nice discount. Great for the traveler. Check out the Ritz below.

I have a Bluffs marina rental still available overlooking the marina. Condo recently updated and shows great. The view from your balcony is a peaceful marina view. Close to the community pool. Minimum 2 month fully furnished. $3,500 per month.

                  Top Ten Report
I added a few properties to my top ten list this week. 
Seaside in Juno Beach which was reduced. The Jupiter Harbour townhome is back on the market. Built in 2005 it is a great location and well done townhome.
 Still my two favorite and feel best deals on the beach:
  Ocean Royale #502 stays on my list as a favorite. Best deal on the beach! Take a look. 
Beachfront 1002 is a close second and think these will be the next two condos that sell.
There is a 2 bedroom with a loft unit in Estuary for $260,000 that is  a short sale. Walk to beach, garage and gated. Last one sold above $300,000.
The Claridge unit 8S asking 2.7 million is still on my list. Elin Woods was looking at the Penthouse listed at $4.5 million last week.
