This week sales were the same as the previous week with  41 homes closing. Summer is here so it has quieted down a bit.
I haven't seen many new homes come to market that really excite me. I am enclosing new listings back for a few days now instead of just a day or so. This gives you a better perspective of what is coming to market. If there is a certain type of property you are looking for send me an email and I will set you up to receive specific criteria.

Here is a price change below in Ocean Royale. Just reduced from 1,250,000 to $1,100,000. This has been on my ten best list.

 None of my Top 10 went under contract this week but they are mostly beach homes and this is not the season to sell beach area properties. Each week I pick 10 properties that I believe are good values in the market. They have something that makes them a true gem.
Check out Claridge 8S the crown jewel of Jupiter Island. Incredible views and owner is motivated! Ocean Royale #502 is another favorite.  Take a look.  107 Waterford in Cambridge is a beautiful Abacoa townhome with 2 car garage and a patio.
JYC # 502 came back on the market. This is a great opportunity to own on the Intracoastal. I added the 2 bedroom Cambridge home this week. Great home for retired couple looking for one level here in Jupiter.

Jupiter Florida Real Estate Market Reports

 

Inventory continues to grow as we hit 38,626 homes for sale today in our MLS up from 30,000 on October 1 and our low last year of 19,000. Inventory has doubled which is great news for buyers but the higher interest rates and carrying costs have put continuing pressure on slowing home sales. Here in Jupiter inventory continues to grow at 564 homes for sale and 135 of them are beach properties which are mostly condos. 17 are priced under $500,000 and 54 under $650,000, yet we have 30 homes/condos priced over a million.See our Jupiter Florida real estate market reports below.

Jupiter Real Estate Market Report

Inventory continues to grow as we hit 35,628 homes for sale today in our MLS up from 30,000 October 1 and our low last year of 19,000. Inventory has nearly doubled which is good news for buyers but the higher interest rates have put continuing pressure on slowing home sales.

Here in Jupiter we now have 497 homes for sale which has risen dramatically over the last year with prices only slightly declining. Along the beach in Jupiter & Juno we now have 199 Jupiter Oceanfront condos & beach condos for sale which I can attribute to the rising carrying costs of second homes. Seller's are still reluctant to adjust to the changing market conditions with days on market rising and showings are sparse.…

Jupiter Beach Homes & Condos

 

 

I attached the latest sales information on both Jupiter and Palm Beach County including April's data as well. It's still showing a lack of inventory with pricing fluctuating very little. The days to contract is up from last year but it seems to be leveling out. Basically the market statistics are showing a flattening out across all fields. The market is in a neutral position and not going up or down significantly. This may be our "Normal Market" for some time. Ask us about Jupiter Beach Homes & Condos? Jupiter Real Estate Market Reports

 

I went back a year ago to my September 2022 newsletter to see what the market conditions were. I was surprised inventory was up 10% in our mls yet inventory here in Jupiter has dropped 37%. The entire MLS inventory has just 30,000 homes for sale which runs from Miami to Vero Beach.

 

Jupiter single family home prices have actually risen over last year which shows the desirability of the community. Days on market has slightly increased and we see homes selling quickly when priced correctly. Educated buyers are constantly reviewing the market and they know a properly priced home when they see it.

Jupiter Real Estate


I attached both a graph and a list of Jupiter real estate information for the town of Jupiter above. It's broken down into single family homes and condos/townhouse communities. The graph goes back to 2008 with the red line being Jupiter and the blue line representing the rest of our MLS listings. You quickly notice that Jupiter prices for single family homes are nearly double the average of  our  MLS while condos/townhouse are about 25% higher.  This goes back to the changing demographics of Jupiter as more full time residents are calling Jupiter home. December Jupiter Real Estate Market Report

Let's look at our market and see what happened in 2019. Every market is local and unique and no matter if you are in Boca Raton, Jupiter or Hutchinson Island each has different challenges and market conditions. Affordability and Inventory continue to be our two biggest challenges over the past year. This isn't just here but in many parts of the country where buyers are migrating to. Jupiter Real Estate 2019

Below you will see the year to year Market Report for Palm Beach County. You will notice prices are up, inventory is down and sales for single family homes is up but condos/townhouses are down. It goes back to more and more people are moving here and calling Florida their primary residence which is driving up demand and prices for single family homes. Most of the condos and townhouses are just to small or have upstairs bedrooms which is another deterrent for buyers in their mid 50's who are thinking long term.   Jupiter- Singer Island - Hutchinson Island- Boca Raton - Highland Beach Condo Market Report

I pulled the year over year data from our MLS on several different areas to try and see any trends and reflect what the numbers are saying and how they compare to what's happening in the market.   Boca Raton condos showed little change in the number of active, new listings,under contract and sold listings from last year but we did see a 17% rise in sales volume and a 14% rise in sales prices. Basically more condos sold for more money this year than last year. This week we saw just 22 new listings come to market which can be expected for this time of year. Mid August till October 1st is a very quiet time for home sales everywhere. We actually saw more price changes (27) than new listings. I have been saying agents are overpricing properties. Many agents will give you a pie in the sky listing price to get you to sign their listing agreement only to come back and badger you for continual price reductions. Sellers are not being educated by their agents and believe just because inventory levels are low that prices and demand are stronger than they actually may be.
