This week we had 37 homes close, down from 41 last week.  You will notice alot more homes selling instead of the inexpensive condos . Look how many $300,000 plus homes sold this week. 
I spoke to an agent in Orlando this week and asked how his market was. He said it was slow. To much inventory and not a big demand. This is what keeps our prices up is the low inventory levels compared to most other areas. If you go down south to Boynton Beach and West Palm they just keep sprawling west. Our western community has been built for 25 years and they are all sitting on 1 acre parcels. This has eliminated our west sprawl which limits the building we have here.
 
I want to share an email I received from a customer this week.
Jim,
                Thanks for your time and emails. I have reviewed all of them and have got an idea that media has created a hype as if florida and Vegas are going for pennies on the dollar.  I was looking into 60 -70K condos in a good location just as an investment.      The listings you have send me makes more sense for someone who is willing to relocate to florida. I am looking for summer house and will be using 1.5 -2 months out of the year.
All I can say is keep an eye of any forclosure etc.

This is what I hear everyday from customers calling looking for these properties. The newspapers are doing a grave injustice to people and groupmh Florida into one big real estate market. Remember real estate is local in nature.

                  Top Ten Report
 
 
I added a few properties to my top ten list this week. 
 
Saturn Lane - Key West beach home with ocean view in Juno Beach just came on the market. Also look at 1st floor Surf oceanfront condo in Juno Beach.
Seaside in Juno Beach which was reduced. The Jupiter Harbour townhome is back on the market. Built in 2005 it is a great location and well done townhome.
 Still my two favorite and feel best deals on the beach:
 
  Ocean Royale #502 stays on my list as a favorite. Best deal on the beach! Take a look. 
 
Beachfront 1002 is a close second and think these will be the next two condos that sell.
 
Jupiter Yacht Club #503 is my favorite 2 bedroom plus den cono overlooking the Intracoastal and #309 is my favorite 3 bedroom in JYC.
 
The Claridge unit 8S asking 2.7 million is still on my list. Elin Woods was looking at the Penthouse listed at $4.5 million last week.

The next time I read a blog, I hope that it doesn't fail me just as much as this particular one. After all, Yes, it was my choice to read through, but I truly believed you would probably have something helpful to say. All I hear is a bunch of complaining about something you could fix if you weren't too
busy seeking attention.
