Jupiter Fl Homes
The Jupiter real estate market continues to see rising prices and shrinking inventory.  In Jupiter we have just 23 properties for sale under $200,000. The least expensive is listed at $95,000. Great news right!  Still a few bargains out there. Well, the bad news, that is for a boat slip and not a home. Really, the least expensive condo is listed at  $135,000 and that is a 2 bedroom in Chasewood which was built back in 1984. This is an original condition 1,000 sq. ft condo which I classify in the apartment category of condos. There are 6 other properties in Chasewood and Georgian Park under $150,000. From there we are $150,000 and higher for the remaining 17 properties.

The least expensive beach area property is now a tennis Villa in Jupiter Ocean & Racquet. It's a 1 bedroom 1.5 bath 935 sq. ft bank owned property listed at $164,900. Let's jump from $200,000 to $250,000 and see what happens. We add 40 more properties. Basically under $250,000 you will find just 63 properties for sale in Jupiter and most are over $200,000.Â

The lack of lower priced condos is putting upward pressure on condos under $250,000 but we are seeing more new listings as sellers see expectations of higher prices. This is adding inventory to our market but the demand for lower priced properties is causing some properties to go under contract in days. I've heard they are suppose to ease up on the condo mortgage requirements which will bring more buyers into the condo market and add increased demand for entry level condos. This will push lower priced condo prices higher and in turn have a domino effect on more expensive condos. Right now most condos require 25% down payment to qualify.Â

As far as Jupiter single family homes the least expensive homes are in North Palm Beach Heights and Jupiter in the Pines. Â Home prices are starting right around the $300,000 range for 1,400 sq. ft of living space. The Heights is located behind Abacoa and the streets run perpendicular and dead end at I-95. The Pines in Jupiter are older 1960's style ranch homes bordering Tequesta with similar sq. footage to The Heights.Â

                 Abacoa HomesÂ
The least expensive single family Abacoa home is now listed at $439,000 which buys you 1,746 sq. ft of living space with a two car garage. There are a few single family homes in Abacoa under $500,000 but most are starting right around the $500,000 range. Â
The least expensive Abacoa townhouse with the two level floor plan and 1,500 sq. ft of living space is now $299,900. The larger Abacoa townhouses are starting at $335,000 for the older models in Tuscany and nearly $400,000 for the newer models in Mallory Creek.Â
In Abacoa you will notice all of the homes feature white cabinets and Corian skin counters and white appliances unless you buy in Mallory Creek or Windsor Park. In Mallory Creek and Windsor Park you will get the features you are looking for including granite, S/S appliances, wood floors or porcelain tile.Â

      Jupiter Beachfront CommunitiesÂ
Along the beach the least expensive oceanfront condos are in Ocean Trail which are selling in the mid $400,000's for 1,100 sq. ft  and nicely updated. The least expensive Jupiter Ocean Grande condo is listed at $950,000 and is in one of the back buildings with a very limited ocean view. Ocean views in the front building are now listed at 1.2 million. In between the two extremes we have a very limited supply of condos for sale right now. In the $550,000 to $750,000 price range we have very few options for sale right now. The mid range market is always a much more difficult market to find an ocean condo. Â
The least expensive Jupiter single family beach home is listed at $695,000 in Ocean Walk and then we go to $750,000 for the next home up the line. From there we jump to $850,000 and go up from that price. Sales have been slowing in the single family home market near the beach as prices have escalated but some Jupiter beach communities and homes are bucking the trend. Â
Let's see what happens as the year progresses on for both inventory, buyer demand and prices here in Jupiter. This may be a good indication of where the market will be going. Will it continue an upward trend or slow and flatten out for a while? Low inventory may continue to push prices upwards.  I hear across the country inventory supplies are low. Florida has always been known for boom and bust markets but the demographics of the buyers are changing and we are seeing more full time residents and not just snow birds anymore.              Â
