        Another good week for home sales here in the Jupiter area. We saw 56 homes close which is strong number for this time of year. The Board of Realtors released new housing data for the month of May 2014. I guess you won't be surprised but home prices are up 7% from last year to a median price of $281,900. This is still far below the 2006 peak median price of $400,000 here in Palm Beach County during the boom. We did hear that prices on average are back to 2004 prices and climbing. Several neighborhoods are pushing late 2004 and early 2005 prices.

Closed sales are up 11% from last year and cash sales are running 46% of all homes sold. The days on market before homes are selling is down 29% to just 56 days but inventory…

It has been a month since my last Jupiter Report and we continue to see home sales remain strong with 68 properties selling this week. The overall real estate market here in Jupiter and Juno Beach continues to be a popular place to purchase. Some buyers are getting slowly priced out of the market here and I expect them to move North to find more affordable homes. 

I did read an interesting article in the Palm Beach Post stating condo sales have been in a 3 month slump with sales down 11% from this time last year but prices were up drastically. It has been a month since my last Jupiter Report and we continue to see home sales remain strong with 57 properties selling this week. Our local market report was just released by the board of realtors today and we have some interesting facts.

First qtr sales of single family homes and condos are down 5% from last year but the median prices are up 22% from last year. The median price of a home in Palm Beach County is up from $235,000 to $286,825 this year. This is still a far cry from peak 2006 which had that number at just over $400,000. Several communities are reaching 2005/2006 prices but there are still many other areas in Palm Beach County that are dragging these…

It has been several weeks since my last Jupiter Report and I am continually amazed at the listing prices of many new homes and condos coming to market. Some of the listing prices have me looking twice at times. In this weeks sales a waterfront home that was bought last year at $855,000 sold for $1.35 million. The owner did some painting, put some wood floors in and spruced up the house to sell.  Even lower end properties such as Riverwalk sold for $153,000. It  has sold twice in the past three years. Started as a foreclosure for $53,000.

This week we saw homes sales in Jupiter jump dramatically from 54 to 82 homes selling this week. These are sales numbers we see during our peak season and not the first week of October. Strong buyer demand will continue to put upward pressure on prices as supplies shrink. Bay Colony sent out a close out incentive on the higher end marina collection which start at $600,000. The less expensive collection are selling faster and they start in the mid $300,000's and go up to just above $400,000. The under $500,000 is still the strongest market segment. The $500,000 to $900,000 is probably the weakest market segment now and the above 1 million remains strong. I'm seeing alot of buyers looking for $100,000 condos, more than I have ever seen.…

Jupiter home sales rise to 61 home sales this week. In this months Money magazine they address the shortage of inventory in many popular sunbelt areas including Florida. The three states of CA, NV and AZ had the highest year over year rise in prices in the country. The Northeast had the lowest year over year rise. We all know that as baby boomers start thinking about  retirement we are seeing them moving South in record numbers. Places like South Carolina, GA and Florida are receiving the bulk of the soon to be retirees. Most buyers are not retired yet but are looking to purchase as they continue to see rising prices and they want to get in before they are priced out of the market…

Jupiter home sales slow for the first week this year. We saw just 45 homes sell this week but that is still a good week overall. I see continuing price increases in lower end properties and I'm seeing rising prices in single family homes up to a million. The single family home market under $600,000 and condos under $300,000 remain the strongest segments right now in Jupiter. Forget finding a $100,000 condo and in many cases a sub $200,000 condo. If one hits the market it's like bait fish in  a shark pool. The demand for sub $200,000 condos and townhomes is ridiculous right now and I don't see any improvement in that market segment.  I'm hearing of large hedge funds buying homes in gated communities in places like Wellington at…

Jupiter home sales continue to show strength with 75 homes selling this week. Home sales remain strong right through the summer with agents continuing to raise asking prices on new listings. In this weeks new listings take notice of just a few properties. Sea Colony condo just listed at $339,000 with recent sales all in the sub $300,000 range. An Ocean Trail was listed at $430,000 with most sales in there being $350,000 or less. Ocean Walk  home near the beach, just listed at $925,000.
