Jupiter home sales slow for the first week this year. We saw just 45 homes sell this week but that is still a good week overall. I see continuing price increases in lower end properties and I'm seeing rising prices in single family homes up to a million. The single family home market under $600,000 and condos under $300,000 remain the strongest segments right now in Jupiter. Forget finding a $100,000 condo and in many cases a sub $200,000 condo. If one hits the market it's like bait fish in a shark pool. The demand for sub $200,000 condos and townhomes is ridiculous right now and I don't see any improvement in that market segment. I'm hearing of large hedge funds buying homes in gated communities in places like Wellington at $100.00 per sq. ft, much lower than the cost to build. They are turning them into rentals and are planning on flipping them in the future. Rental demand has rocketed prices upwards in that market. Even 1 bedroom condos are pushing the $1,000 per month envelope and houses are starting at $3,000 per month. I heard an interesting story from a customer this week who lives in Abacoa. His neighbor had his house listed last year at $459,000 and couldn't sell it. He placed it on the market this week at $549,000. Bidding war, full price sold in a day.

Palm Beach County single-family homes are selling in nearly half the time they were last year, sitting on the market for fewer than two months as prices and sales volume see a summertime stabilization.
July’s median sales price in Palm Beach County was $249,000, a 15 percent increase from the same time in 2012, but a 4 percent dip from June, according to a Wednesday report from the Realtors Association of the Palm Beaches.
