This week we will show you the trending markets for Jupiter, Juno Beach and Tequesta over the past two years and how the market is changing. After reviewing the charts you may better understand our real estate and see what is happening in the market. This may better assist you in making and informed and educated purchase. As you can see our active listings are down to the lowest levels in over two years. Homes for sale here in our area are down 40% to a low of just 851 properties for sale. New listings continue to decline with a high of 391 in March 2015 to just 305 new listings in July. Our days on market(DOM) continues to decline and is also at a two year low of just 58 days. Jupiter Real Estate Buying or Selling

 

As the snowbird season comes to an end I'm seeing a Jupiter real estate market that is unlike any I have experienced in a very long time. We saw 200 properties sell during the last two weeks of March and I'm seeing more new listings coming to market. That is good news for buyers yet inventory choices still remain low. I'm seeing a constant struggle between buyer's and seller's trying to take control of  the market. I'm seeing more motivated seller's with constant price changes yet still some sellers are holding fast. There are of course some seller's listing their properties at unrealistic numbers and a similar amount of buyer's looking to purchase at unrealistic numbers as well.

             Jupiter Real Estate Market 

 

We closed out the year with 328 home sales for December here in the Jupiter area. Overall 2016 was a tremendous year with sales prices rising and demand for the Jupiter area continuing to grow. We can expect 2017 to be just as strong as limited inventory continues to put upward pressure on prices.

 

We saw many changes in the Florida real estate market starting with a continuance of low inventory spurring prices upward. This is the biggest factor pushing prices up. Along the beach most of the buyers are cash buyers so cheap mortgage money isn't playing a factor for buyers. Finding the right property is the most difficult task we face today. Jupiter Homes for Sale

 

Jupiter home sales slow for the first week this year. We saw just 45 homes sell this week but that is still a good week overall. I see continuing price increases in lower end properties and I'm seeing rising prices in single family homes up to a million. The single family home market under $600,000 and condos under $300,000 remain the strongest segments right now in Jupiter. Forget finding a $100,000 condo and in many cases a sub $200,000 condo. If one hits the market it's like bait fish in  a shark pool. The demand for sub $200,000 condos and townhomes is ridiculous right now and I don't see any improvement in that market segment.  I'm hearing of large hedge funds buying homes in gated communities in places like Wellington at…

This week we saw  Jupiter home sales  fall back from a high of 89 homes last week to 67 homes this week.  Inventory levels continue to fall and are down about 5% from just 6 months ago. Basically we are seeing a 1% per month drop in inventory and your choices are becoming slim. In this weeks solds you will see Xanadu had two homes sell. Both were $750,000 and higher. Two years ago you could have bought similar homes for $100,000 dollars less. Smaller townhome communities such as Jupiter1 , Sea Brook, Oceanside Terrace where you can walk to the beach for $250,000 or less are limited by inventory. In all three communities there is just 1 townhome for…

This week we saw  Jupiter home sales  rise dramatically for the week. We saw 75 homes sell versus 51 homes selling last week.  I continue to see strong demand for nice homes. This morning I listed a 3 Bd 2/ Ba with 2 Car garage home. 1,800 sq. ft under air and shows beautifully. I have had 6 calls today to show this home. I expect this home to be sold in less then two weeks. Great home and listed at $249,000. Jupiter waterfront homes remain very strong.
