Jupiter home sales continue to show strength with 75 homes selling this week. Home sales remain strong right through the summer with agents continuing to raise asking prices on new listings. In this weeks new listings take notice of just a few properties. Sea Colony condo just listed at $339,000 with recent sales all in the sub $300,000 range. An Ocean Trail was listed at $430,000 with most sales in there being $350,000 or less. Ocean Walk  home near the beach, just listed at $925,000. Most sales have been in the $750,000 range and a corner unit in Jupiter Yacht Club just listed at $1,395,000. Most sales have been under a million in Jupiter Yacht Club. You can see where this is leading to. Sellers are more confident than ever and unless they are in a rush to sell they are not moving off their prices like they have in the past. I am even a bit astonished at some of the prices I am seeing homes listed for compared to recent comps and sales. I am interested to see how long some of the homes take to sell and what prices they will sell for. I have been surprised at some of the selling prices recently. There are definitely more buyers than sellers at this time in the market. The under $300,000 market is just crazy with some of the homes selling the day they hit the market.
Each day I am scouting the mls for new listings to send to buyers who are waiting for a certain property. I may have two or three buyers waiting for a specific community, model or floor. I eagerly await and am scouting all my resources to find properties to sell. I just can't believe we are seeing this again.

Today I'm going to talk about something everyone loves. Jupiter restaurants. Many of you come down and are looking for a great place to eat so lets talk about a few of my favorites. Living along Jupiter beach each one of the restaurants is just minutes away.Â
Food Shack- Definitely high on my list. Located in the Publix plaza on Indiantown and US 1. Doesn't look like much from the outside but when you see the long lines it should make you wonder and peek your head inside. My favorite seats are the bar seats overlooking the chefs preparing dinners. Fun place, great food and an upbeat atmosphere. Don't miss it!
Jettys on the water. Located on A1A and US 1. The patio offers wonderful views of the Intracoastal and the Jupiter Lighthouse. The service is excellent, food is very good and it is on my must do list for your Florida vacation
Guana Banas - Another new favorite. You will love the exotic landscaping and water views. You will see the guests waiting out front in the brightly colored Adirondack chairs waiting for dinner. Stroll to the back of the restaurant and they have the same chairs down on the water. The landscaping looks like something from Disney and unless its raining there is always a crowd to dine.
How about every ones favorite? Ice cream. Take a short drive over the Inlet bridge and just up on US 1 you will find Palm Beach Ice Cream. Homemade ice cream with just about any topping you could imagine. Yes it's one of my favorite places.Â

  Buyers sign up to receive new Jupiter listings as they come to market. The best deals are gone within days in most cases and you may run into multiply offer bids. Do some research by looking on-line, use any of my websites for your daily searches. It will save your searches and email you new listings as they come to market.
