Below you will see the year to year Market Report for Palm Beach County. You will notice prices are up, inventory is down and sales for single family homes is up but condos/townhouses are down. It goes back to more and more people are moving here and calling Florida their primary residence which is driving up demand and prices for single family homes. Most of the condos and townhouses are just to small or have upstairs bedrooms which is another deterrent for buyers in their mid 50's who are thinking long term.   Jupiter- Singer Island - Hutchinson Island- Boca Raton - Highland Beach Condo Market Report

I pulled the year over year data from our MLS on several different areas to try and see any trends and reflect what the numbers are saying and how they compare to what's happening in the market.   Boca Raton condos showed little change in the number of active, new listings,under contract and sold listings from last year but we did see a 17% rise in sales volume and a 14% rise in sales prices. Basically more condos sold for more money this year than last year. Boca Raton has a mixture of ocean condos and non-ocean condos so the sales prices could have been pushed higher by rising prices in non-ocean condos. Average sales prices for Boca…

Our Jupiter real estate market continues to show strength with just under 200 sales during the first two weeks of June. Almost anywhere along the beach from Boca Raton to Hutchinson Island I'm seeing a very limited supply of condos and homes for sale. I remember the days when I could show a buyer 12 or more properties that fit their criteria. Today I struggle to find just a hand full of properties to show them. I was up on Hutchinson Island last week and found limited choices there as well. One of the best deals I saw was in Island Village just across the street from the beach. They had  two - 2bd/1.5ba townhomes listed under $150,000. They needed an update but I thought they were well price to walk across the street to the ocean.…

As the snowbird season comes to an end I'm seeing a Jupiter real estate market that is unlike any I have experienced in a very long time. We saw 200 properties sell during the last two weeks of March and I'm seeing more new listings coming to market. That is good news for buyers yet inventory choices still remain low. I'm seeing a constant struggle between buyer's and seller's trying to take control of  the market. I'm seeing more motivated seller's with constant price changes yet still some sellers are holding fast. There are of course some seller's listing their properties at unrealistic numbers and a similar amount of buyer's looking to purchase at unrealistic numbers as well.

Jupiter Real Estate

Today I'm going to present you with some interesting statistics regarding Florida properties including Palm Beach County properties and Jupiter properties. Our MLS covers properties from Fort Pierce down to Miami which is a very large area and it can not accurately reflect smaller areas that are more local in nature.  I will show you this below and it will give you a better understanding of the Jupiter real estate market.

 

The first three graphs represent the entire MLS area I mentioned above. As you can see the absorption rate is about 5.9 months which is falling after reaching a peak of 6.8 months in March 2016.
