Jupiter Real Estate Buying or Selling

 

As the snowbird season comes to an end I'm seeing a Jupiter real estate market that is unlike any I have experienced in a very long time. We saw 200 properties sell during the last two weeks of March and I'm seeing more new listings coming to market. That is good news for buyers yet inventory choices still remain low. I'm seeing a constant struggle between buyer's and seller's trying to take control of  the market. I'm seeing more motivated seller's with constant price changes yet still some sellers are holding fast. There are of course some seller's listing their properties at unrealistic numbers and a similar amount of buyer's looking to purchase at unrealistic numbers as well.

 

I'm see a nationwide housing shortage in many popular areas. Florida continues to see many new buyers coming from other states as well as buyer's moving North from Broward and Dade Counties. I inform buyer's who are looking in certain areas to take  a look around and see what's happening in the areas they are looking at. If a particular area isn't being built or homes in that area aren't selling during these boom times what do you think will happen if the market turns South. You can still drive up Hutchinson Island and see oceanfront communities where there is no building going on and others where they are selling quickly. The Jupiter real estate market is booming with low inventory levels.

 

Remember the buyer's demographics. You see more buyer's looking for single level living. Condos sell better than townhomes in many cases. Ranch homes sell better than multi-level homes. The sub $300,000 market sells as fast as the homes hit the market unless they are grossly overpriced. I'm seeing more buyer's looking for newer communities as well. Even if the newer homes are a little more expensive  you aren't worrying about repairs or major expenditures for a decade or so. You can buy a $300,000 home with 5% down and pay $1,360/month for a 30 year note. Buying a $350,000 house with 5% down will only cost you $200/month more. This is a reason why you see fixed up homes selling easier and faster. It's easier for a buyer to pay $200/month more than come out of pocket the $50,000 for the remodel costs. I'm still seeing home flips hitting the market as buyer's are still finding a good deal and putting some money into the places and trying to flip them. I'm not sure how successful the late buyers are going to be but they are still attempting it. The lack of inventory is propelling this market and rentals continue to be difficult and more expensive. The housing market continues to surprise me each day and I can't predict what lies ahead. I know home affordability is out of reach for many buyers and new home buyers are looking in other areas where than can find more home for the dollar. I think by the end of this year you will be hard pressed to find a 2 bedroom condo or townhome under $300,000 in Jupiter. Let me help you find Jupiter homes for sale today.

 

 

                          Hutchinson Island -Affordable Ocanfront Living

 

This week I sold another Hutchinson Island condo in Ocean Village and continue to see rising prices. Ocean House in Ocean Village has seen all their sales at $425,000 or higher this year where just a few years ago you could buy the same condo for $325,000. They are newer oceanfront condos and are still very affordable compared to Jupiter ocean properties.

 

I did show some nice oceanfront condos in Oceana South for just over $300,000. Direct oceanfront condos. Two bedroom/two bath and around 1,100 sq. ft. Condo fees are in the $400/month range. This same condo in Jupiter would be around $450,000. Minutes to Stuart you can buy a nice oceanfront condo. Just 40 minutes North of Jupiter and yes you can live on the ocean for just over $300,000. Buyers are coming from Ft. Lauderdale, Miami and other towns South of us. The market here is doing well and inventory choices are slim but the affordability of the area is pushing the market here. Prices are rising here as well but it is still more affordable than Jupiter or Vero Beach.  

No matter what you are looking for in a community or a town each area offers different amenities, prices and conveniences. What is most important to you when purchasing a new Florida home? That's a decision you really have to make after visiting the different areas and seeing what they offer. Every agent will try and sell you their area but you must do your homework and ask questions.
