I attached both a graph and a list of Jupiter real estate information for the town of Jupiter above. It's broken down into single family homes and condos/townhouse communities. The graph goes back to 2008 with the red line being Jupiter and the blue line representing the rest of our MLS listings. You quickly notice that Jupiter prices for single family homes are nearly double the average of  our  MLS while condos/townhouse are about 25% higher.  This goes back to the changing demographics of Jupiter as more full time residents are calling Jupiter home. As we enter 2019 I continue to watch the market, talk to agents and get a general feel of market conditions. More news avenues are predicting a slowing in the housing market which has seen some rapid appreciation in the past few years. I'm starting to see more buyers coming from Miami, Fort Lauderdale and Boca. They are moving North here to the Jupiter area.…

Jupiter Homes for Sale

This week we will show you the trending markets for Jupiter, Juno Beach and Tequesta over the past two years and how the market is changing. After reviewing the charts you may better understand our real estate and see what is happening in the market. This may better assist you in making and informed and educated purchase. As you can see our active listings are down to the lowest levels in over two years. Homes for sale here in our area are down 40% to a low of just 851 properties for sale. New listings continue to decline with a high of 391 in March 2015 to just 305 new listings in July. Our days on market(DOM) continues to decline and is also at a two year low of just 58 days. Before we speak about Jupiter real estate and whats happening in the housing market I want to speak to you about other areas of the country and their real estate markets. I traveled last month and had an eye opening experience of local real estate out West. 

I happened to time the perfect vacation out West this year leaving just a few days before Hurricane Irma visited Florida and caused power losses, empty food shelves as well as gas stations without gas. Instead I spent a few weeks out in Colorado , Jackson Hole and Idaho. Jupiter Real Estate  

Our Jupiter real estate market continues to show strength with just under 200 sales during the first two weeks of June. Almost anywhere along the beach from Boca Raton to Hutchinson Island I'm seeing a very limited supply of condos and homes for sale. I remember the days when I could show a buyer 12 or more properties that fit their criteria. Today I struggle to find just a hand full of properties to show them. I was up on Hutchinson Island last week and found limited choices there as well. One of the best deals I saw was in Island Village just across the street from the beach. They had  two - 2bd/1.5ba townhomes listed under $150,000. They needed an update but I thought they were well price to walk across the street to the ocean.…

Jupiter Real Estate Market Report

 

Our Jupiter real estate market continues to show strong numbers with just over 200 sales for the last two weeks of April. The strongest market segment continues to be the $300,000 to $500,000 price range which has a limited supply of inventory choices. Finding properties under $300,000 continues to be a struggle along Jupiter Beach. Many Jupiter properties we see under $300,000 do need some updating unless your still into green shag carpets. As you look in individual communities many have no listings for sale or maybe just one property for sale. 

 

 I'm seeing a limited number of Jupiter oceanfront condos under $500,000 available. That seems to be the magic number as a spending limit for many second home…
