As we enter 2019 I continue to watch the market, talk to agents and get a general feel of market conditions. More news avenues are predicting a slowing in the housing market which has seen some rapid appreciation in the past few years. I'm starting to see more buyers coming from Miami, Fort Lauderdale and Boca. They are moving North here to the Jupiter area.…

Jupiter Real Estate  

Our Jupiter real estate market continues to show strength with just under 200 sales during the first two weeks of June. Almost anywhere along the beach from Boca Raton to Hutchinson Island I'm seeing a very limited supply of condos and homes for sale. I remember the days when I could show a buyer 12 or more properties that fit their criteria. Today I struggle to find just a hand full of properties to show them. I was up on Hutchinson Island last week and found limited choices there as well. One of the best deals I saw was in Island Village just across the street from the beach. They had  two - 2bd/1.5ba townhomes listed under $150,000. They needed an update but I thought they were well price to walk across the street to the ocean.…

Jupiter Real Estate Market Report

 

Our Jupiter real estate market continues to show strong numbers with just over 200 sales for the last two weeks of April. The strongest market segment continues to be the $300,000 to $500,000 price range which has a limited supply of inventory choices. Finding properties under $300,000 continues to be a struggle along Jupiter Beach. Many Jupiter properties we see under $300,000 do need some updating unless your still into green shag carpets. As you look in individual communities many have no listings for sale or maybe just one property for sale. 

 

 I'm seeing a limited number of Jupiter oceanfront condos under $500,000 available. That seems to be the magic number as a spending limit for many second home…

Jupiter Real Estate Market 

 

The first two weeks of 2017 got off to a strong start. We saw 117 Jupiter home sales as we began the new year. I am seeing is still a lack of inventory up and down the Florida coast. Many Jupiter communities haven't had any properties for sale for many months and with season here I'm still not seeing any properties in some communities. I'm seeing many potential buyers out there scouting the Jupiter neighborhoods looking for different properties but unable to find that right one. A limited supply is playing havoc with many buyers. One thing I tell buyers is, don't procrastinate if they see something that interests them. There are still a large group of buyers waiting on the sidelines for a specific community or price…

             Jupiter Real Estate Market 

 

We closed out the year with 328 home sales for December here in the Jupiter area. Overall 2016 was a tremendous year with sales prices rising and demand for the Jupiter area continuing to grow. We can expect 2017 to be just as strong as limited inventory continues to put upward pressure on prices.

 

We saw many changes in the Florida real estate market starting with a continuance of low inventory spurring prices upward. This is the biggest factor pushing prices up. Along the beach most of the buyers are cash buyers so cheap mortgage money isn't playing a factor for buyers. Finding the right property is the most difficult task we face today. The Jupiter real estate market continues to follow and exceed National trends. National July was one of the best months for home sales in more than a decade. Record low mortgage rates, high consumer confidence have driven home prices to the highest in nearly a decade.  The biggest problem buyers face according to Realtor.com economist is finding a home to buy. With summer almost over buying slows down and inventory picks up which gives you the best opportunity to purchase a home.

Jupiter Real Estate Report for 2105

Yesterday we had our annual office party at Admirals Cove in Jupiter, the premier Jupiter Country Club Community. It is a great time to see what other agents are saying about the real estate market. We all work and specialize in different areas and property types as well as different types of buyers. The biggest challenge was finding good properties to sell that are priced reasonably. No one wants an overpriced listing or a listing that does not show well unless of course they have no business and can justify taking the listing. Finding a clean, updated property is difficult. Many properties seem to be in need of major renovation work.

Jupiter Home Sales Report

It has been several weeks since my last Jupiter Report and I am continually amazed at the listing prices of many new homes and condos coming to market. Some of the listing prices have me looking twice at times. In this weeks sales a waterfront home that was bought last year at $855,000 sold for $1.35 million. The owner did some painting, put some wood floors in and spruced up the house to sell.  Even lower end properties such as Riverwalk sold for $153,000. It  has sold twice in the past three years. Started as a foreclosure for $53,000.

Jupiter home sales rise to 61 home sales this week. In this months Money magazine they address the shortage of inventory in many popular sunbelt areas including Florida. The three states of CA, NV and AZ had the highest year over year rise in prices in the country. The Northeast had the lowest year over year rise. We all know that as baby boomers start thinking about  retirement we are seeing them moving South in record numbers. Places like South Carolina, GA and Florida are receiving the bulk of the soon to be retirees. Most buyers are not retired yet but are looking to purchase as they continue to see rising prices and they want to get in before they are priced out of the market…
