Our Jupiter real estate market continues to show strong numbers with just over 200 sales for the last two weeks of April. The strongest market segment continues to be the $300,000 to $500,000 price range which has a limited supply of inventory choices. Finding properties under $300,000 continues to be a struggle along Jupiter Beach. Many Jupiter properties we see under $300,000 do need some updating unless your still into green shag carpets. As you look in individual communities many have no listings for sale or maybe just one property for sale.Â

 I'm seeing a limited number of Jupiter oceanfront condos under $500,000 available. That seems to be the magic number as a spending limit for many second home buyers looking for oceanfront condos. In fact, right now we only have 14 oceanfront condos for sale in Jupiter & Juno Beach under $500,000. Many are in Ocean Trail or the Bluffs Ocean. You may want to try Singer Island oceanfront condos for more options.
 Jupiter Beach Homes
We have just 30 single family homes near the beach for sale and the least expensive one is in the Bluffs. It is listed at $484,950 and you are not walking to the beach. The least expensive single family home which is within walking distance to the beach is listed at $650,000 in Xanadu by the Sea. It is a 3 bedroom home about 1,700 sq. ft and could use some updating. It gives you a perspective of the Jupiter market.  Search for Jupiter Beach Homes today.
 Abacoa Homes for Sale
My other favorite community I watch is Abacoa which is a great barometer of where many full time residents are purchasing. Abacoa is a PUD of several communities with distinct themes which feature single family homes and townhomes. Most were built between 2000 and 2017. Abacoa is a very popular community due to schools, newer homes and the amenities within Abacoa. They have a golf course, county parks, baseball stadium for spring training and is just a short ride to the beach. Â

We saw just 6 townhomes in Abacoa for sale under $300,000 with the majority in the $330,000 range for the smaller 1,500 sq. ft places and $350,000 to $440,000 for the larger 1,800 sq. ft townhomes. Â As far as single family homes we see just two homes under $500,000 with the lowest priced home being listed at $459,000 for 1,742 sq ft. The rest of the single family homes are listed above $500,000.

The homes in Abacoa are always very marketable and sell rather quickly.  We especially see this in the newer communities such as  Mallory Creek and Windsor Park.Â

            Jupiter  Seasonal Rentals

I'm down to just one seasonal rental left for 2018 season and finding new rentals for next season difficult at best. Demand for rentals has become very lopsided with far more renter's than properties.Â
