This week sales were the same as the previous week with  41 homes closing. Summer is here so it has quieted down a bit.
I haven't seen many new homes come to market that really excite me. I am enclosing new listings back for a few days now instead of just a day or so. This gives you a better perspective of what is coming to market. If there is a certain type of property you are looking for send me an email and I will set you up to receive specific criteria.

Here is a price change below in Ocean Royale. Just reduced from 1,250,000 to $1,100,000. This has been on my ten best list.

 None of my Top 10 went under contract this week but they are mostly beach homes and this is not the season to sell beach area properties. Each week I pick 10 properties that I believe are good values in the market. They have something that makes them a true gem.
Check out Claridge 8S the crown jewel of Jupiter Island. Incredible views and owner is motivated! Ocean Royale #502 is another favorite.  Take a look.  107 Waterford in Cambridge is a beautiful Abacoa townhome with 2 car garage and a patio.
JYC # 502 came back on the market. This is a great opportunity to own on the Intracoastal. I added the 2 bedroom Cambridge home this week. Great home for retired couple looking for one level here in Jupiter.

This week we saw Jupiter home sales fall back below the weekly average after an absolutely crazy number of homes selling last week. We saw just 44 homes close this week. That was still an an average of 75 Jupiter homes selling per week which is still an unbelievably strong number for this time of year. As I chat with different agents they are all saying the same thing. Our choices of inventory out there is fair at best. Forget the under $200,000 property. Unless you are there with cash on the first day it hits the market you might as well spend the day at the golf course. I saw some rather strong sales numbers this week with most homes selling between 90 and 97% of asking price. The majority I…

This week we saw Jupiter home sales fall from 78 homes to 64 homes for the last week of April. It is the end of season but sales still remain strong. Lets see if the trend continues through the next few months. I still continue to receive requests for Jupiter condos that are priced under $200,000 and those pickings are slim at best and will probably need some updating. I still amazes me that the million dollar ocean condos are selling better than the $350,000 to $500,000 oceanfront condos.

This week we saw  Jupiter home sales  fall from a record 91 home sales last week to 54 this week. I had predicted  we should start to see a drop in home sales back to the 50-60 range through summer. I had spoken with several other top agents this week and they are all very busy yet the are saying the same thing I have been preaching. Inventory is shrinking and finding decent priced homes are becoming more difficult each day. I see this trend continuing as long as interest rates remain low and investors are still looking to park cash in real estate. Cash is King. This week we saw  Jupiter home sales  rise  back to a high of 91 homes from 67 homes last week. This will probably be the last big week for sales and we should start to see sales fall back to around 50-60 per week. My biggest problem right now is I have a list of buyers looking for certain communities and there is either nothing for sale in there or not the right property. Many oceanfront condos have only low floors left for sale with limited views and in need of major renovations or just no condos for sale in the building period. I'm seeing…
