This week we saw  Jupiter home sales fall from a record 91 home sales last week to 54 this week. I had predicted we should start to see a drop in home sales back to the 50-60 range through summer. I had spoken with several other top agents this week and they are all very busy yet the are saying the same thing I have been preaching. Inventory is shrinking and finding decent priced homes are becoming more difficult each day. I see this trend continuing as long as interest rates remain low and investors are still looking to park cash in real estate. Cash is King. Not in most cases, as buyers still believe because they are paying cash, they are expecting a deep discount on homes prices. If you watch the sales each week you will notice in most cases nearly 50% of the homes are selling for cash, especially the sub $250,000 and the million dollar plus homes. I am seeing many of the sub $250,000 homes selling for amost full asking price or very close. Even if the last similar home sold for a certain price you can expect the next one to sell for the same or more just because it may be the last one in the community left for sale.

 Buyers sign up to receive new listings as they come to market. The best deals are gone within days in most cases and you may run into multiply offer bids. Do some research by looking on-line, use any of my websites for your daily searches. It will save your searches and email you new listings as they come to market.                           Marina at the Bluffs  Â
Many of you may be familar with the Bluffs Marina which are Divosta 2bd/2ba condos which are about a 3/4 mile walk to the beach. They are close to shopping, several restaurants and each building has a unique view. The community has several community pools, tennis courts and like the name says there is a beautiful marina which can dock boats to about 100ft. At night the marina lights up and the views are just spectacular. Several buildings overlook the marina while others overlook the Intracoastal waterway. A few buildings sit back off the marina and have some marina views. Several buildings have vaulted ceilings in the Penthouse which makes the condos seem more spacious. They have outside assigned parking spaces and the condo fees are quite reasonable.
All the Bluffs condos are the exact same floor plan with outside catwalks and elevators. When looking at the condos in the Bluffs you wil notice that some buildings seem to sell for much less than other buildings. The reason for this is that several buildings in the marina have no outside balconies and they seem to be not quite as desirable so they sell for a discount. The other buildings either have one single large balcony or two smaller double balconies. The single balcony is larger and has room for a table while the double balconies are much narrower. You can tell the single balcony buildings because the master bedroom has a window while the double balcony buildings have glass sliders in the master bedroom. Â
The condos without balconies were always much more difficult to sell and did sell at a drastically reduced price compared to balcony buildings. The good news is the remaining buildings have finally approved balconies for the condos which never had balconies added. This is good news for recent buyers and present owners who will now see a 100% increase on return on their balcony investment. The balconies are expected to be about $20,000 per unit but you should see a $40,000 increase in the sales price of the condos. NIce ROI.
