This week we saw 70 plus Jupiter area homes sell which is another good week for the real estate market.  What a way to end another strong selling season. I thought we would see a slow down in the market but I continue to get calls and requests from both buyers and sellers alike. Sellers it's a good time to sell with a limited supply of homes and the recent price increases. Buyers are having a difficult time finding that right property and are getting frustrated looking.  Both have to be patient. It seems March may be the busiest month so far this season. WE broke the 100 homes sales mark this week and everyone I speak to from mortgage brokers to property inspectors are slammed.  I guess the weather up North has eased up some and buyers are finally getting down here much later than usual to shop for homes. All winter long the weather was causing flight cancellations which kept many buyers from getting down to Florida. I've noticed  I'm hearing from customers that have been looking for years and are now ready to buy after two horrible winters and owners are using their places for season instead of renting them out.

As we enter the first month of 2015 we see the condo/townhouse market continue to show strong growth over last year with prices up 10.6% and days on market dropping 7.4%. Supply of Jupiter beach properties is up nearly 10% with a sudden spike for January 2015. This can be expected as this is our prime selling season so everyone that wants to sell will list in January. What the chart above does not show, the new listings higher asking prices which continually rise at a much greater rate then 10%. There are a limited number of prime properties  out there that have great locations, beautiful views and show really well. Everyone wants a waterfront condo in Jupiter or whatever town they are looking to move to. Waterfront properties are in high demand and will continue for the next decade or so. Here some of the best Jupiter waterfront condos have climbed drastically in price. Jupiter Yacht Club condos are up 30-40% since the low of 2010. The least expensive condo is listed at $949,000 with no water view. In the dismal days that same condo sold for $600,000. The different condo communities rise and fall at various times. Jupiter Ocean Grande is up but not near what JYC has gone up. Jupiter Ocean Grande seems to be stagnant as many of the condos need some updating.

Jupiter Loggerhead Triathlon

Local Loggerhead Triathlon Carlin Park

This weekend we had the annual Loggerhead Triathlon at Carlin Park. They close the beach road for this annual event which continues to become larger each year. The first race began in 1985 where less than 100 people did the race. Today the race has grown to over 600 athletes who train year round for this event. Athletes are all sizes, shapes and ages which makes for a fun filled race. We have everyone from the serious tri athlete who have bikes especially  designed for this type of race and costing well over $5,000 to the not so serious athlete on a mountain bike.

It has been a month since my last Jupiter Report and we continue to see home sales remain strong with 68 properties selling this week. The overall real estate market here in Jupiter and Juno Beach continues to be a popular place to purchase. Some buyers are getting slowly priced out of the market here and I expect them to move North to find more affordable homes. 

I did read an interesting article in the Palm Beach Post stating condo sales have been in a 3 month slump with sales down 11% from this time last year but prices were up drastically.
