This week we saw Jupiter home sales fall from 78 homes to 64 homes for the last week of April. It is the end of season but sales still remain strong. Lets see if the trend continues through the next few months. I still continue to receive requests for Jupiter condos that are priced under $200,000 and those pickings are slim at best and will probably need some updating. I still amazes me that the million dollar ocean condos are selling better than the $350,000 to $500,000 oceanfront condos.
What I continue to see is sellers watching the last condo or home sell in their community at say $200,000 and they are now listing their place at $250,000 because its the only one for sale. Prices are definitely rising in most communities. Some communities are lagging but the reason for those communities lagging is that the places have been selling at a premium price already. Buyers seem to be bypassing places that need work and gravitate to the updated places. Many of the Jupiter condos especially near the beach need to be gutted and updated so when updated condos come to market they sell well. The sellers must also realize that that haven't put any money into their places and are still seeing nice returns on their original investments.Â
I use to take customers down to Singer Island when they could not find or was out of their budget a Juno Beach condo or Jupiter condo. I could take you to Singer Island and get a larger condo for less money than a Juno or Jupiter condo. The views would be better and the condos would sell for less money as there were more condos to choose from and a larger inventory. Well this week I went and showed Oceans Edge, which is a newer condo built about 2008 and it was a 3 bd-3 ba 2,600 sq. ft listed at just above $1.2 million. The building is beautiful, lots of amenities and a beautiful beach in front of the condo as well as large pets were ok. For a million plus dollars I'm sure most of you would expect direct oceanfront views. Sadly to say the condo had a sliver of an ocean view from the side and was in the back side of the building. You did get a beautiful Intracoastal view but you also overlooked the fire station and water treatment plant from the lower floors. Two years ago for this money you could have bought a direct oceanfront condo on Singer Island. The Ritz Carlton on Singer Island is almost all sold out. This has been a success story with ocean condos selling at $700 -$800 per sq. ft. They sold 18 condos in the Ritz Carlton over the past year with the least expensive A building selling at $1.7 million and the highest selling at $3.5 million. Many of these are decorator ready which means you are still installing floors and doing painting. Boy have times changed, yet I continue to field calls for from customers looking for premium properties at bargain prices.They are asking about foreclosuresand "deals". Everyone is getting out of the North East as fast as they can. They complain about taxes, crowds and lousy weather. Sure we have taxes here but the rest of the picture is paradise.

 Buyers sign up to receive new listings as they come to market. The best deals are gone within days in most cases and you may run into multiply offer bids. Do some research by looking on-line, use any of my websites for your daily searches. It will save your searches and email you new listings as they come to market.
