Below you will see the year to year Market Report for Palm Beach County. You will notice prices are up, inventory is down and sales for single family homes is up but condos/townhouses are down. It goes back to more and more people are moving here and calling Florida their primary residence which is driving up demand and prices for single family homes. Most of the condos and townhouses are just to small or have upstairs bedrooms which is another deterrent for buyers in their mid 50's who are thinking long term. New Jupiter Home Communities

We have talked about new home communities and how places like Abacoa and Rialto can't build homes fast enough to satisfy demand. Here in Jupiter this week they just sold Sunni Sands trailer park which sits on the Intracoastal by the Inlet for 17.5 million dollars. I'm sure we'll see some beautiful condos with asking prices starting at a million for the units with partial views and 1.5  million plus for Inlet views.

Bay Colony which is being built down in Juno on the Intracoastal just opened the third building. There are 20- 25 units per building depending upon the floor plan.  The 300 building only has a few second floor units left for sale while the 400 building has most of the third and fourth floors sold with ground…

This week we saw Jupiter home sales fall from 78 homes to 64 homes for the last week of April. It is the end of season but sales still remain strong. Lets see if the trend continues through the next few months. I still continue to receive requests for Jupiter condos that are priced under $200,000 and those pickings are slim at best and will probably need some updating. I still amazes me that the million dollar ocean condos are selling better than the $350,000 to $500,000 oceanfront condos.

Jupiter Homes for Sale

 

This week we saw  Jupiter home sales  rise  back to a high of 91 homes from 67 homes last week. This will probably be the last big week for sales and we should start to see sales fall back to around 50-60 per week. My biggest problem right now is I have a list of buyers looking for certain communities and there is either nothing for sale in there or not the right property. Many oceanfront condos have only low floors left for sale with limited views and in need of major renovations or just no condos for sale in the building period. I'm seeing…

This week we saw  Jupiter home sales  inch up a bit from 45 just last week to 51 homes selling this week here in Jupiter. Deals are getting tougher to negotiate as sellers are drawing the line in the sand and making the buyers cross that line. More than 50% of offers are being rejected by sellers. I can't blame them, as economics 101 is basic supply and demand. Buyers next year  are going to say I should have bought last year just like the buyers are saying this year. New home builders can't build fast enough and the prices of new homes are approaching $200 per sq. ft. Abacoa townhomes are nearly $180 a sq. ft. Yes for a townhome. This week we saw Jupiter home sales rise from 60 to 75 homes selling last week. The waterfront home from last week's featured listing went under contract already. It did not last a week just as the home the week before on the water did not last a week. You will notice 5 waterfront homes all above a million and a few in the 2 million dollar mark sold this week.  Waterfront homes are hot right now. The Surf #702 that had been remodeled that I was saying was a nice unit sold for $465,000 this week. Ocean Walk home on Angelfish which was a bank owned property and in need of severe updating for $435,000. It was the least expensive home in the community. Several Abacoa homes sold and the least expensive was $362,500. Last year we saw the same home sell in…

This week we saw Jupiter home sales  fall from 75 to 57. Down from the huge sales week before but season is over and we expect to see a slowing in sales. The under $200,000 market for condos and townhomes is still on fire. In fact I checked the other day for 3 bedroom townhomes under $200,000 and found just 11 townhomes and 17 condos in Jupiter, Juno, Tequesta and Palm Beach Gardens. The single family home market is almost impossible to find anything under $300,000. Above $600,000 to 1 million  the market is definitley much slower. Getting above a million I see that market picking up a bit as prices are falling in that segment. The so called entry level markets are just scarce for inventory.
