This week we saw  Jupiter home sales  fall from 75 homes last week to 50 home sales this week. I continue to see multiply offers on many properties and remodeled homes are asking higher prices and moving fast. Here in Xanadu by the Sea where there hasn't been a home sale in almost a year we saw two homes go under contract this week. Inventory levels continue to fall and buyers are having less choices so homes that have been on the market for extended periods of time are starting to move. Nearly a third of the contingent listings went under contract in less than 30 days.
I hope to start seeing more properties come to market from sellers who are seeing rising prices. I am starting to see several incidents of this happening, but the sellers are raising their asking prices. Along the beach the least expensive single family home is now asking $595,000 and there are just 3 homes under $600,000 for sale near the beach in Jupiter. Thinking about spending $200,000 for a townhome or condo near the beach, you will only find 22 condos and believe me you won't be very excited when you see what $200,000 will get you.                        We have heard about how popular Jupiter has become to PGA golfers and here is a great article about why they are choosing Jupiter over other towns in Florida or even other states.  For a who's who of tour pros -- Rory McIlroy, Tiger Woods, Ernie Els Luke Donald, Lee Westwood and more -- a 30-mile stretch of Florida's southern Martin County and northern Palm Beach County is a happening place to live, practice and just plain hang.
The article mentions the Dive Bar in Jupiter which is located just across the walkway from our office. It is a great place to enjoy outdoor dining, overlooking the Jupiter Yacht Club Marina. If you are visiting the Dive Bar stop in our office and say hello or pickup the local real estate magizine we have displayed outside our office.  We also have a new art gallery located in our office with some really talented local artists displaying their work. On Saturday evenings we have a local artist painting in the courtyard and we have a art show scheduled for April 5.  Â
