This week we saw Jupiter home sales  stay status quo at 49 homes. Good news for home sales. There is one home I want everyone to look at which sold this week. 913 Loxahatchee Dr. This home came to market at $750,000 and went under contract immediately. The buyer had problems so they re-listed it and raised the price to $850,000. Home sold in less than 2 months at $795,000. It was on my 10 Best list when it came out at $750,000. Jupiter waterfront properties are hot sellers. Limited supply causes high demand for waterfront properties here in Jupiter.

We have a few good articles this week. One from the Palm Beach Post and the other from the Wall Street Journal. Take a look at them. Good news is we are starting to see some new properties come on the market. We sure need some more inventory to sell. It should be an interesting season as this will be the first season with lower levels of inventory and few choices for buyers. I'm thinking many buyers are going to be disappointed with the options they have to choose from this year. Lets see in a few months.

          Will 2013 Be the time for Home Buyers to Jump?

Home prices are finally starting to recover, but they're still low enough to get a great deal. Add to that interest rates that are at historic lows, and 2013 may be the time for first-time home buyers to finally get in the game.

"We think the answer, definitively, is that home prices have bottomed," says Stan Humphries, chief economist of real-estate firm Zillow. "Right now, buying looks very attractive, even for short-term time horizons."

 Rise in Palm Beach County home sales cuts into inventory

 According to a report from the Realtors Association of the Palm Beaches, existing single-family home sales increased 22 percent in October from last year, and were up 12 percent from September. Prices also climbed with the median sales price jumping 23 percent from last year to $222,500.

But West Palm Beach Realtor Shannon Brink likened the choices of homes available to a department store clearance rack a week after a sale. Inventory has dropped 55 percent from last year to a 4.7 months’ supply in October.

“There is nothing left but the items no one wants,” said Brink

Both articles are saying what I have been saying for sometime and that the true buyers need to be getting new listings emailed to them each day. If it is a great property it is gone within days. Buyers are still expecting beautifully remodeled homes at inexpensive prices. Buyers expectations are high and with this limited inventory your choices are slim. The game has equaled out in some instances the buyers have the upper hand and others the sellers. It all depends upon the motivation of the seller. I tell sellers with prime properties to hold their numbers, they will get a decent price. Buyers have to move fast, be ready and you may lose a few deals to cash buyers or buyers paying above what you think it is worth. There are more buyers than sellers and some sellers are jumping in to sell but are firm on their prices.

Start reading my reports, analyze the sold's and new listings and read the Palm Beach Post online in the real estate section.
