 As season winds down for 2016 and many snowbirds started home it's time to review the real estate market here in Jupiter. Inventory choices are still below what we have seen in the past and both buyer's and seller's are fighting over who is controlling the market. The number of new listings are growing which will increase buyers choices for homes. What I have seen this year is properties are either hot or ice cold and very little in the middle. The hot selling properties are the one's that have been updated nicely and require no work at all. Buyer's are willing to pay a premium for these properties and some of the prices are surprising me. Jupiter Real Estate Sales

 

This week we saw 100 plus Jupiter homes sell which is another record week for the real estate market here.  I continue to be surprised by the strong market here in Jupiter as well as many areas of the Southeast coast of Florida. No matter where you travel along the coast the inventory choices are slim at best and trying to find a home can be difficult. We continue to see a strong market for rentals, especially short term rentals as potential buyers are finding it difficult to find that perfect home.  Many are deciding to rent and continue their home search. I am amazed at the rental prices and the condition of some of the rentals. The Jupiter real estate market is better than its been for almost a decade.

                                Jupiter Real Estate Market Report

 

It seems March may be the busiest month so far this season. WE broke the 100 homes sales mark this week and everyone I speak to from mortgage brokers to property inspectors are slammed.  I guess the weather up North has eased up some and buyers are finally getting down here much later than usual to shop for homes. All winter long the weather was causing flight cancellations which kept many buyers from getting down to Florida. I've noticed  I'm hearing from customers that have been looking for years and are now ready to buy after two horrible winters and owners are using their places for season instead of renting them out.

New listings in Juno Beach

I have seen very few new condos come up for sale here in Juno Beach. With season in full swing inventory levels remain sparse and sellers are just not budging on their asking prices. Why should they as there are so few condos for sale buyers have few options to chose from. Even the single family homes here in Juno Beach are bring steep prices. The standing joke is if I moved that house from Juno Beach almost anywhere else and instead of $600,000 it would be $200,000 to buy. The land along Ocean Drive is commanding $500,000 for lot values.

Inventory low for Juno Beach Condos

The buying season is here for beachfront properties as the season comes into full swing. Juno Beach condos are at the lowest inventory level I can remember in 10 plus years. With only  afew condos under $400,000 for sale and between $400k and a million we may have a dozen ocean condos for sale. Above a million we may have 3 condos for sale. As you can see inventory choices may make buying this year much more diffficult than past years. What should you do if you are a potential buyer and just can't find a condo you want here in Juno Beach. An option may be Singer Island or Jupiter Island where the condos sit on the sand as well. Local Loggerhead Triathlon Carlin Park

This weekend we had the annual Loggerhead Triathlon at Carlin Park. They close the beach road for this annual event which continues to become larger each year. The first race began in 1985 where less than 100 people did the race. Today the race has grown to over 600 athletes who train year round for this event. Athletes are all sizes, shapes and ages which makes for a fun filled race. We have everyone from the serious tri athlete who have bikes especially  designed for this type of race and costing well over $5,000 to the not so serious athlete on a mountain bike.
