Jupiter Homes for Sale Report

This week we saw Jupiter home sales  rise from 45 to a record setting 86 for the first week of December.  The number of sales for this week absolutely amazes me. It caught me by surprise as I checked just to make sure. These are numbers you see in our peak selling season and not the first week of December. I continue to find it very difficult to find homes under $300,000 and the under $200,000 market is almost non existent. If you find a property under $200,000 expect to put some elbow grease and money into it. You can easily spend $25,000 in upgrades. I want you to take a look and see how many new listings came out under $200,000 this week. Just 5, of the new listings this week are under $200,000. That market continues to shrink and become more competive. I'm still getting those calls looking for remodeled 2 bedroom condos, walk to the beach and if it has an ocean view that would be great.  I want to keep it under $200,000 

Your educated buyers who are really looking at properties and visiting them soon realize this.The serious buyer is bidding on properties and losing them to higher offers many times until they realize how strong the Jupiter real estate market is. They start to see that home choices are slim in many neighborhoods and what is left is the junk that no one wants to buy at that price. I can not emphasis this enough when looking and you find something you like don't be penny wise and dollar foolish and lose that beautiful home because there just aren't many out there to choose from.  

When looking through this week's sales notice how many homes sold in Abacoa and look at the prices they are getting for these properties. Abacoa still remains one of the strongest Jupiter home markets with the townhomes selling like hot cakes at nearly what the builder is asking for new models. The builder just raised his prices for Abacoa townhomes and can't build them fast enough which is causing upward pricing pressure on the resales in Abacoa.

 Here is an interesting story about home owners insurance today. I went to get a new homeowners policy for a rental property I bought earlier this year and I started to review the policy which I rarely ever do but I happened to read it really closely today. I'm scanning the coverage and see a $100,000 liability coverage and a $2900 limit on other structures. Well this home has a detached garage so I asked if the garage was covered under the main dwelling or was it covered under the other structures. First I said to the agent a $100,000 liabilty limit. You have more coverage  with your car insurance. Her comment was Citizens is reducing liability to $100,000 now. Basically they are forcing you to go somewhere else for insurance. I than asked about the detached ga rage which is happens to be covered under the other stuctures. It was covered for a  maximun limit of $2,900. Well I just put a $4500 roof on this garage and they only want to cover the whole building for $2,900. I said this isn't going to work. I deal with insurance on a daily basis for customers as I do with mortagages for customers and you can see why you have to call and ask the people that sell it everyday because this is how fast the changes are happening  in insurance and banking.
