Jupiter Real Estate- Jupiter Homes for Sale

The Jupiter real estate continues to show strong activity especially in the entry level market which is now starting near $200,000. Under $200,000 there are just 27 - 2 bedroom condos for sale in Jupiter and most are listed at $180,000 or higher.  Along the Jupiter beach area we have just 16 properties for sale under $300,000. Most are 1,200 sq. ft and with a few possible updates but many are original condition.

 

Expect to budget a minimum of $200 per sq. ft away from the beach and near the beach prices are starting at $250 per sq. ft for a walk to the beach property. Jupiter oceanfront properties are starting at $400 per sq. ft.  for older updated condos and newer condos are all a million dollars…

No matter what agent I speak with they all seem to ask what's happening with the Jupiter real estate market. Many say the real estate market is just strange right now. Not slow, not busy but steady, not  what many have seen in the past. The low inventory combined with escalating prices have buyers and sellers baffled. It is that time just before season when we watch and wait for new listings to start hitting the real estate market here in Jupiter. Owners along the beach that are interested in selling will be preparing their properties for the winter selling season. I continue to see both an increase in new listings and rising prices as well. With our limited inventory sellers are a bit more aggressive in their asking prices due to the limited choices available. 

 

What is really surprising is how hot some communities are while others are stagnate. The Bluffs single family homes had 10 properties for sale a week ago and today their is only one left for sale. This sounds crazy…

Our South Florida real estate market continues to show strength and was recently listed as the 15th highest priced area to live in the country. Strong baby boomer demand continues to fuel the area market and drive up prices here and in the Sunshine states. Many sellers now have the upper hand in negotiations. It is their time. A motivated seller is the most important part of a home purchase now.  Buyers had their time the last few years so like everything else the pendulum has swung in the other direction.

Jupiter Real Estate & Home Sales

 

This week we saw just 63 homes sell here in the Jupiter area. As we wind down the season we should see a slow down in condo sales and a rise in single family home sales. I expect a few more months of steady sales as inventory choices are still limited in most communities.

 

I spent a few days in Vero Beach last week showing homes near the beach in both Vero and Indian River Shores. I must admit the area is beautifully maintained and has a great downtown. Friday night I enjoyed dinner at the Citrus Grill which sits right on the ocean  in Vero Beach. It was quite enjoyable and the food was terrific. It was quite busy downtown with people everywhere.

Selling Your Jupiter Home

As we enter the first month of 2015 we see the condo/townhouse market continue to show strong growth over last year with prices up 10.6% and days on market dropping 7.4%. Supply of Jupiter beach properties is up nearly 10% with a sudden spike for January 2015. This can be expected as this is our prime selling season so everyone that wants to sell will list in January. What the chart above does not show, the new listings higher asking prices which continually rise at a much greater rate then 10%. There are a limited number of prime properties  out there that have great locations, beautiful views and show really well. Jupiter Homes & Condos for sale

 

The Bluffs home above was listed a day or so ago and it quickly caught my attention so I decided to feature it this week in my Jupiter Report. The Bluffs single family homes have been one of the hottest beach area communities recently and is an exceptional value. One of the reasons is many of the other homes near the beach are multi story and buyers are looking at one level homes as they near retirement age. The Bluffs offer CBS construction, vaulted ceilings and an open floor plan with nearly 2,000 sq. ft of living space and a 2 car garage. The proximity to the beach and how the community is maintained make it a popular beach community. They also have one of the largest community pools along the beach.
