As we enter the summer season, we typically see a modest increase in buyer activity during July. There are two primary reasons for this. First, buyers are looking for better opportunities among properties that did not sell during our peak selling season. Second, many are planning ahead for next winter and want to secure a property before seasonal demand returns.

I attached both a graph and a list of Jupiter real estate information for the town of Jupiter above. It's broken down into single family homes and condos/townhouse communities. The graph goes back to 2008 with the red line being Jupiter and the blue line representing the rest of our MLS listings. You quickly notice that Jupiter prices for single family homes are nearly double the average of  our  MLS while condos/townhouse are about 25% higher.  This goes back to the changing demographics of Jupiter as more full time residents are calling Jupiter home. More news avenues are predicting a slowing in the housing market which has seen some rapid appreciation in the past few years. This week we will show you the trending markets for Jupiter, Juno Beach and Tequesta over the past two years and how the market is changing. After reviewing the charts you may better understand our real estate and see what is happening in the market. This may better assist you in making and informed and educated purchase. As you can see our active listings are down to the lowest levels in over two years. Homes for sale here in our area are down 40% to a low of just 851 properties for sale.
