Yesterday we had our annual office party at Admirals Cove in Jupiter, the premier Jupiter Country Club Community. It is a great time to see what other agents are saying about the real estate market. We all work and specialize in different areas and property types as well as different types of buyers. The biggest challenge was finding good properties to sell that are priced reasonably. No one wants an overpriced listing or a listing that does not show well unless of course they have no business and can justify taking the listing. Finding a clean, updated property is difficult. Many properties seem to be in need of major renovation work.
 
Lack of inventory continues to be the biggest concern for the agents this year.…

What's happening in the Jupiter Real Estate Market

The sub $300,000 Jupiter real estate market continues to see homes selling very close to their asking list prices. Most of the homes are selling at 97% or higher of asking price and about $200 per sq. ft at the low end. We did see a big jump in lower priced homes selling this week. 35% of the homes selling were priced under $300,000. The sub $300,000 market is by far the strongest market here in Jupiter and the surrounding areas. Entry level condos are nearly all above $200,000 and most homes under $300,000 are selling rather quickly. The days on market (DOM) are short and many are buyers are cash.
Again the weakest market continues to be the $600,000 to million dollar market with just 7 homes selling…

     Home sales continue to move at  a slowing pace after weeks of strong  sales here in the Jupiter area. We saw  37  homes close last week and expect similar  amounts until year end.  Last week, my featured property in Oceanside Terrace was listed at $229,000. A new listing in the same community with an updated kitchen and a few other upgrades came to market at $295,000. The $295,000 condo went under contract and immediately  the $229,000 unit went under contract as well. When that $295,000 condo went  under contract it made the $229,000 unit look like a true bargain. The $66,0000 price difference left plenty for renovations.  Once again there are…

     Another strong week  for home sales here in the Jupiter & Juno Beach area. We saw  62  home sales during the last week of August as we enter the lull before the storm. Season is just a few months away and I'm already starting to get calls from buyers coming down in September to see what is for sale. It should be quite an interesting year. Inventory choices are slim at best with most communities having only one or two condos for sale and many having none.

There are still a few  values out there but they are becoming more difficult to find. The market seems to have stopped and taken a breath so I am anxious to see what is going to happen with it. Many buyers are thinking we are…

     Another strong week  for home sales in  Jupiter & Juno Beach area. We saw  71  home sales last week, close to season numbers. It's the middle of summer in Florida with temperatures at 90 plus degrees, summer is in full swing in the Northeast and we are seeing record sales. Who is thinking about buying a winter home in August in Florida? Apparently I guess quite  a few. We saw only 4 properties sell under $200,000 and 12 properties sold between $200 and $300k.  That use to be the largest percentage of sales each week. It has now become the smallest segment.

The $400 -$600K market is very strong  with most of the sales in that price range. We are seeing a weakening  market…

Season is coming to a close but I am expecting the season for home buying to continue several months past the normal timeframe of April for several reasons. The blistering winter in the Northeast slowed home sales both in the Northeast and here.  Flights were constantly cancelled and delayed with many buyers coming here to relax more than shop for homes as their vacations were shortened.  Season overall for local businesses were the best they have seen in years. All good signs for Jupiter and the real estate market. 

I received the market update for Palm Beach County this week and the numbers were quite surprising. The median home prices are up 15% from last year at $272,000 with days on market…

Jupiter Home Sales

This week we saw homes sales in Jupiter jump dramatically from 54 to 82 homes selling this week. These are sales numbers we see during our peak season and not the first week of October. Strong buyer demand will continue to put upward pressure on prices as supplies shrink. Bay Colony sent out a close out incentive on the higher end marina collection which start at $600,000. The less expensive collection are selling faster and they start in the mid $300,000's and go up to just above $400,000. The under $500,000 is still the strongest market segment. The $500,000 to $900,000 is probably the weakest market segment now and the above 1 million remains strong. I'm seeing alot of buyers looking for $100,000 condos, more than I have ever seen.…

Jupiter home sales rise to 61 home sales this week. In this months Money magazine they address the shortage of inventory in many popular sunbelt areas including Florida. The three states of CA, NV and AZ had the highest year over year rise in prices in the country. The Northeast had the lowest year over year rise. We all know that as baby boomers start thinking about  retirement we are seeing them moving South in record numbers. Places like South Carolina, GA and Florida are receiving the bulk of the soon to be retirees. Most buyers are not retired yet but are looking to purchase as they continue to see rising prices and they want to get in before they are priced out of the market…

Jupiter River Walk      

The $144 million dollar Harbouside Plaza on the North side of Indiantown Rd on the Intracoastal is about 40% complete. This is  a huge project for Jupiter which will include 360,000 sq. ft total. On the old site of the Burt Reynolds Museum this parcel of land has had many businesses come and go though the years. The mainstay of the project will be a 4 star Wyndham Grand Hotel with 179 rooms, rooftop terrace with  a pool and bar.   This should be a beautiful hotel with Intracoastal views from many rooms and just a few minutes to the beaches of Jupiter.

Look for Jupiter Real Estate and buy a home before the new River Walk is complete.

This week we saw Jupiter home sales fall from 78 homes to 64 homes for the last week of April. It is the end of season but sales still remain strong. Lets see if the trend continues through the next few months. I still continue to receive requests for Jupiter condos that are priced under $200,000 and those pickings are slim at best and will probably need some updating. I still amazes me that the million dollar ocean condos are selling better than the $350,000 to $500,000 oceanfront condos.
