The Bluffs home above was listed a day or so ago and it quickly caught my attention so I decided to feature it this week in my Jupiter Report. The Bluffs single family homes have been one of the hottest beach area communities recently and is an exceptional value. One of the reasons is many of the other homes near the beach are multi story and buyers are looking at one level homes as they near retirement age. The Bluffs offer CBS construction, vaulted ceilings and an open floor plan with nearly 2,000 sq. ft of living space and a 2 car garage. The proximity to the beach and how the community is maintained make it a popular beach community. They also have one of the largest community pools along the beach.

This week we saw 61 Jupiter area homes sell in early January meaning most of these homes went under contract just before the holidays. We saw 36 of the properties sell under $300,000 which continues to be the strongest market as inventory levels remain stable but limited. I also included some sales from Hutchinson Island in Fort Pierce as you can see the difference in what a dollar buys in each real estate market. That sub $300,000 market has now become entry level here in Jupiter so properties in that price range are selling fast. Wait and it will be gone.

Again as in the past, the $500 to $1,000,000 dollar market is the weakest with just 5 homes selling. We did see two Jupiter Yacht Club condos sell this week at $975,000 and $1,175,000. Two years ago they would have been $675,000 and $925,000. You can see the high end luxury market which has very limited supply has risen dramatically.

You have to remember most of the condos and homes East of the Intracoastal were built in the 80's and are quite small compared to what was built in the 2000 era. We basically have Jupiter Yacht Club, Jupiter Ocean Grande and Ocean Royale in Juno Beach which offer large luxury condos. The choices are limited.

Take a look at some of the new listings. If they are remodeled and updated the sellers aren't shy about asking prices as the costs to remodel continue to climb. It seems remodels are now hitting the $75 per sq. ft range and above  to update your condos. We are talking interior remodels only. Add impact windows and sliders and that price jumps dramatically. Many of the older condos are in need of slider and window replacements. You won't see many impact sliders in condos due to the costs to install in a condo.

Buyers are willing to pay that premium to have a move in ready condo. Recently two new listings in Broadview, a 55 plus community condo that overlooks the Intracoastal came to market at $400,000. The price was $100,000 higher than an original condition unit. In Ocean Parks I just saw a 2 bedroom remodeled come on the market at $329,000. Original condition units are $229,000 to $239,000 range.                        Â

Our Jupiter top ten homes listings link can be found on the top left corner under recent Sold's. I added some beautifully remodeled Jupiter Island condos this week as well as the Bluffs home above. I also added a NE corner Water Glades on Singer Island which has incredible ocean views and a newly listed Jupiter Yacht Club Condo. I added a Key West Village home which you don't see very often come up for sale as well. Some of the new listings are the nicest homes I have seen for sale in a while. We are starting to see some nicely remodeled homes hitting the market. It's about time as there has been some junk out there.

The Holiday crowds have left and season is here. Now we are seeing the winter snowbirds at the food stores and the local restaurants. With many new restaurants opening it seems to have eased the waits at many local restaurants.ÂÂ

The traffic on the other hand seems to be a different story as Indiantown Rd just seems to be busy all hours of the day. The snowbirds are here and enjoying the Florida sunshine.

I still have yet to make it over to Harborside Place but it's on my to do list. Maybe some of you have been over there and can give everyone their persoanl opinion.

This weekend out at Palm Beach International Raceway they had the top fuel dragsters running. Always a great outing. Don't miss the go cart track on your next visit. The carts hit 45 to 50 mph and I always a fun time with friends. My last time out at the track they had the two seater dragster giving rides. Something like a sub 8 second 1/4 mile. Better than Disney and maybe less money.

This weekend we had the Pine School auto show which has classic cars of all ages. Many of the classic cars are from the local Jupiter Island residents. It is it's 10th year and the cars are incredible.

If you haven't been down to the Jupiter Inlet lately they have been dredging sand there for several months by dump truck and now barges. It has been sorely needed and should give Jupiter Beach Resort and Ocean Trails some larger beaches. Take a look at the Jupiter Beach Inlet beach cam.
