Jupiter Market Report

 

It seems this may be the busiest month coming up as the phone has been ringing off the hook. I guess the weather up North is easing slightly and buyers can fly down and not worry about flights being cancelled. The other strange thing I've noticed is I'm hearing from customers that have been looking for years and are now ready to buy.

 

Several of the new communities are almost built out such as Rialto and Windsor Walk, the last two affordable new home communities in Jupiter. New townhouses in most areas are fast approaching the $500,000 mark and single family homes are starting at $750,000 with most being a million dollars. Jupiter and Juno Beach is soon becoming the million dollar market for new construction.

Jupiter Homes & Condos for sale

 

The Bluffs home above was listed a day or so ago and it quickly caught my attention so I decided to feature it this week in my Jupiter Report. The Bluffs single family homes have been one of the hottest beach area communities recently and is an exceptional value. One of the reasons is many of the other homes near the beach are multi story and buyers are looking at one level homes as they near retirement age. The Bluffs offer CBS construction, vaulted ceilings and an open floor plan with nearly 2,000 sq. ft of living space and a 2 car garage. The proximity to the beach and how the community is maintained make it a popular beach community. They also have one of the largest community pools along the beach.

Jupiter Holiday Activities

The annual Holiday Boat Parade is this Saturday in Jupiter and Palm Beach Gardens. The parade beginns South of PGA Blvd and heads North to the Jupiter Inlet area near the waterfront restaurants of U Tiki and Jetty's. Unless you own a Jupiter waterfront condo on the Intracoastal you may want to get to some of the local waterfront restaurants to view the annual event. The Jupiter Yacht Club and the Jupiter Riverwalk are great places to view the boat parade. The condos in the Jupiter Yacht Club will give you a view all along the Intracoastal as you watch this event. Condos in Jupiter

Everyone wants a waterfront condo in Jupiter or whatever town they are looking to move to. Waterfront properties are in high demand and will continue for the next decade or so. Here some of the best Jupiter waterfront condos have climbed drastically in price. Jupiter Yacht Club condos are up 30-40% since the low of 2010. The least expensive condo is listed at $949,000 with no water view. In the dismal days that same condo sold for $600,000. The different condo communities rise and fall at various times. Jupiter Ocean Grande is up but not near what JYC has gone up. Jupiter Ocean Grande seems to be stagnant as many of the condos need some updating.

Many condo communities have no homes for sale or just a few. As new condos come to market we are seeing increasing asking prices from 10% to 20% above recent sales. Sellers are now realizing with high buyer demand and low inventory they can control a better part of the deal. It is switched from a buyers market to a sellers market rather quickly and caught many by surprise. With prices in some communities still 30 to 50% below the peak of 2005/ 2006 we are still seeing value in Jupiter real estate.

This week we saw  Jupiter home sales  fall back from a high of 89 homes last week to 67 homes this week.  Inventory levels continue to fall and are down about 5% from just 6 months ago. Basically we are seeing a 1% per month drop in inventory and your choices are becoming slim. In this weeks solds you will see Xanadu had two homes sell. Both were $750,000 and higher. Two years ago you could have bought similar homes for $100,000 dollars less. Smaller townhome communities such as Jupiter1 , Sea Brook, Oceanside Terrace where you can walk to the beach for $250,000 or less are limited by inventory. In all three communities there is just 1 townhome for…

We started off strong for 2013 with Jupiter home sales  hitting 65 homes for the week. I continue to see two things going on in this market. Strong buyer demand and low supply of homes for sale. Season is starting and we have only 21 more homes for sale on the market than back in September. Fall is when no one really tries to sell their homes so the inventory should be at the lowest level for the year. Inventory levels remain static with just 1772 homes for sale in the areas of Jupiter, Tequesta, Juno Beach and Singer Island that I track. This week we saw Jupiter home sales continue to rise  to 66 homes from 61 homes last week. We should start to see a little lull in home sales in the next few weeks as we enter our quiet time of the year. I could be wrong but in the past this is our slow time. I continue to see strong sales at the Ritz Carlton in Singer Island as another 2 plus million dollar condo closed this week. We also saw quite a few waterfront homes sell this week again as demand for waterfront properties continues to be strong.
