Jupiter Real Estate & Home Sales

 

This week we saw just 63 homes sell here in the Jupiter area. As we wind down the season we should see a slow down in condo sales and a rise in single family home sales. I expect a few more months of steady sales as inventory choices are still limited in most communities.

 

I spent a few days in Vero Beach last week showing homes near the beach in both Vero and Indian River Shores. I must admit the area is beautifully maintained and has a great downtown. Friday night I enjoyed dinner at the Citrus Grill which sits right on the ocean  in Vero Beach. It was quite enjoyable and the food was terrific. It was quite busy downtown with people everywhere.

 

I looked at several developments including Marbrisa which features homes from ocean to River and has an oceanfront clubhouse with an oceanfront pool. We looked in Bermuda Bay which was another ocean to River community with a small beach facilty on the ocean which has chair storage and restrooms.

 

It is always interesting to see other areas and how they compare to Jupiter. They town is more heavily landscaped with Oaks then Palm trees. Many streets have canopies of Oaks covering the streets. There were several dog friendly beaches as well. Overall it is a very nice area and less expensive than Jupiter for similar homes. The only thing I lacked was my white pants and pink or green shirt. I'll have to find out which store sells all those white pants and green shirts for my next visit.

         

                     Jupiter Island Condos

I also spent time showing some nice Jupiter Island condos this week as well. I saw several very nice condos in 100 Ocean South, Tequesta Towers, Seawatch and Landfall. It is always a pleasure to show nice oceanfront condos. All the condos had something special about the individual units. The Landfall 2D which was a lower level unit featured a very open floor plan with both ocean and Intracoastal views from all the rooms. It also had a large patio overlooking the Intracoastal. Very few buildings offer large patios/balconies.

Seawatch is one condo community that offers extremely large balconies no matter which units you are in. They offer ocean and Intracoastal condos. Tequesta Towers and 100 Ocean are similar designed condos with catwalks.  Tequesta Towers just finished a brand new fitness center and Infiniti pool.The corner units offer wrap around balconies which offer plenty of light. Take a look and see what condos are available on Jupiter Island. Just across the street on the Intracoastal you will find a perfect stretch of Intracoastal beach that is great for paddleboarding or kayaking. The shallow water makes a great place to sit down in your beach chair and watch the boats go by.

 

 

                    Jupiter New Construction

 

This week I visted Windsor Park in Abacoa and Rialto out near I-95. Both are newer communities that have been offering new homes. To my surprise Windsor Park had less than 25 single family homes left for sale and Rialto had a similar number left as well. Both are very large communities and once they are built out we won't have any new single family homes being built except for Jupiter Country Club. Right now I know of no new projects coming out of the ground. What impact will this have on Jupiter home prices? With new construction options almost non existent we should see a continued pressure on used homes for sale.

 

I also received an email from the sales office at Tres Belle in Stuart and they have just 25 homes left for sale out of the original 171 homes being developed. New home construction is becoming a scare product here in the North end of the County. We may start seeing more teardowns in older developments which has happened in places like Mizner Park in Boca Raton. They haven't had new construction in years so it has driven buyers into buying the worst properties and replacing them with new homes. We are just starting to see this here in Jupiter because we have many new developments that are 15 years or less old. You can bet you will start seeing areas of teardowns in prime locations.
