Our South Florida real estate market continues to show strength and was recently listed as the 15th highest priced area to live in the country. Strong baby boomer demand continues to fuel the area market and drive up prices here and in the Sunshine states. Many sellers now have the upper hand in negotiations. It is their time. A motivated seller is the most important part of a home purchase now.  Buyers had their time the last few years so like everything else the pendulum has swung in the other direction.

When I do see a tremendous property value  such as the Jupiter Yacht Club above I try and send it to all my customers. You have to take advantage of the investment opportunities when they come along. If you wait to think about it you will be facing multible offers or the property has been sold. There are just to many buyers on the sidelines waiting for great properties.

Last week I put an offer in for a customer the first day the property hit the market. Before I had my offer signed there were three other offers coming in on the property. I'm not sure what the selling price was but I'm thinking list price or higher and it was listed at $24,000 above the unit next door which just sold for $215,000.

The past few weeks I have seen several Abacoa townhouses listed above $400,000. They are the popular Nautica models which are only in Mallory Creek and Windsor Park. Just a year ago they were selling in the $325,000 range. These are 3/2.5 with 1,800 sq. ft of living space with a two car garage. Single family homes in Abacoa are rapidly approaching the $500,000 mark for 1,800 sq. ft homes.

What can we expect for this upcoming season? The biggest challenge is finding updated properties. I'm seeing properties that are recently remodeled and show well selling at record prices in a short time. Many of the homes I see out there are dated, original condition and in need of a complete remodel. Good stuff is selling fast! I think this season will bring record prices to the Jupiter area as the demand for Jupiter continues to grow.
