Jupiter Real Estate - Market Report

As we enter the summer season, we typically see a modest increase in buyer activity during July. There are two primary reasons for this. First, buyers are looking for better opportunities among properties that did not sell during our peak selling season. Second, many are planning ahead for next winter and want to secure a property before seasonal demand returns.

In many cases, buyers are correct in their thinking. Sellers who were unable to sell during the peak season often become more realistic about pricing. Limited showings, longer days on market, and ongoing carrying costs can make sellers more willing to negotiate.

Jupiter Real Estate Market Reports

 

I went back a year ago to my September 2022 newsletter to see what the market conditions were. I was surprised inventory was up 10% in our mls yet inventory here in Jupiter has dropped 37%. The entire MLS inventory has just 30,000 homes for sale which runs from Miami to Vero Beach.

 

Jupiter single family home prices have actually risen over last year which shows the desirability of the community. Days on market has slightly increased and we see homes selling quickly when priced correctly. Educated buyers are constantly reviewing the market and they know a properly priced home when they see it.

This week we saw just 22 new listings come to market which can be expected for this time of year. Mid August till October 1st is a very quiet time for home sales everywhere. We actually saw more price changes (27) than new listings. I have been saying agents are overpricing properties. Many agents will give you a pie in the sky listing price to get you to sign their listing agreement only to come back and badger you for continual price reductions. Sellers are not being educated by their agents and believe just because inventory levels are low that prices and demand are stronger than they actually may be. Jupiter Homes for Sale

This week we will show you the trending markets for Jupiter, Juno Beach and Tequesta over the past two years and how the market is changing. After reviewing the charts you may better understand our real estate and see what is happening in the market. This may better assist you in making and informed and educated purchase. As you can see our active listings are down to the lowest levels in over two years. Homes for sale here in our area are down 40% to a low of just 851 properties for sale. The Jupiter real estate market started  2018 with a slight slowing from previous years which could be to the bad weather up North, rising prices, limited inventory and a stock market at record levels. Jupiter Real Estate

Today I'm going to present you with some interesting statistics regarding Florida properties including Palm Beach County properties and Jupiter properties. Our MLS covers properties from Fort Pierce down to Miami which is a very large area and it can not accurately reflect smaller areas that are more local in nature.  I will show you this below and it will give you a better understanding of the Jupiter real estate market.
