This week we saw Jupiter home sales  fall from a record setting 86 last week to just 28 this week. We saw this same thing a few weeks ago where we had 70 plus homes sell one week and 20 plus homes sell the following week. Again the two weeks end up averaging just under 60 homes.  These are still very strong numbers for December and other parts of the country. I speak to agents around the country and I tell them the average number of homes selling here in Jupiter each week and they can't believe how busy it is here. I ask the agents who is moving to NJ, CT, IL or anywhere in the North. People are flocking South. They may not be coming all the way to Florida but they are going to places like South Carolina, Georgia and even Northern Florida.  All the…

This week we saw Jupiter home sales  rise from 45 to a record setting 86 for the first week of December.  The number of sales for this week absolutely amazes me. It caught me by surprise as I checked just to make sure. These are numbers you see in our peak selling season and not the first week of December. I continue to find it very difficult to find homes under $300,000 and the under $200,000 market is almost non existent. If you find a property under $200,000 expect to put some elbow grease and money into it. You can easily spend $25,000 in upgrades. There is one home I want everyone to look at which sold this week. 913 Loxahatchee Dr. This home came to market at $750,000 and went under contract immediately. The buyer had problems so they re-listed it and raised the price to $850,000. Home sold in less than 2 months at $795,000. It was on my 10 Best list when it came out at $750,000. This week we saw Jupiter home sales fall from 79 to just 28 homes selling this week.  This is the lowest number of home sales in Jupiter this year. You may think it is from low buyer demand but it is low inventory and limited choices for buyers that are keeping them from purchasing. As we get closer to the holidays you will see sales stagnant for the next month or so. We are seeing a few more new homes coming to the market than are going off but not enough to dramatically change the inventory levels or the buyers choices. This week we saw Jupiter home sales rise again from 45 homes to 49 which is good news for this time of year.  I saw a couple good deals in the sales for the week but overall the prices are moving upwards.  The above Mallory Creek townhome was listed last week and is under contract. Jupiter Home Sales Report

 

This week we saw Jupiter home sales fall from 66 homes to 43 homes this week. I predicted we should see a bit of a lull. Lets see what happens in the coming weeks. I hope everyone read the Palm Beach Post article regarding inventory levels of homes on a decline. The Bluffs homes had 2 sales this week and the sales prices continue to climb in that neighborhood with 1 home in original condition on the lake selling for $420,000 and a home that sits next to US 1 selling for $332,500. I also saw a nice Bluffs pool home that has been remodeled come on the market this week for $469,000. Just a month ago a similar home came on the market at $415,000 and ended up selling for $425,000. You can see a rising trend in prices for Bluffs…

This week we saw Jupiter home sales continue to rise  to 66 homes from 61 homes last week. We should start to see a little lull in home sales in the next few weeks as we enter our quiet time of the year. I could be wrong but in the past this is our slow time. I continue to see strong sales at the Ritz Carlton in Singer Island as another 2 plus million dollar condo closed this week. We also saw quite a few waterfront homes sell this week again as demand for waterfront properties continues to be strong.
