I want to wish everyone up North the best as we were very lucky to be mildly impacted from that massive storm that hit you this week. I have been following the news and the situation is quite bad with massive flooding. I will be thinking about you as I watch the news.
This week we saw Jupiter home sales rise again from 45 homes to 49 which is good news for this time of year. I saw a couple good deals in the sales for the week but overall the prices are moving upwards. The above Mallory Creek townhome was listed last week and is under contract. The Abacoa townhomes are hot movers as you can see how fast this property went under contract. This is the new Nautica model and the only community that has this model unless you wait to have one built in Windsor Park. There were a just few Abacoa home sales this week as the inventory in there is reaching an all time low.
If you are looking for a new home here in Jupiter we have three projects going on, Windsor Park in Abacoa, Rialto and Jupiter Country Club. Each community is very different and unique. Windsor Park is the final Abacoa development here in Jupiter. The first section of the project is close to being sold out. There are several sections and they open and build one section at a time. Home prices star at $360,000 for a 3 bd single family home and townhomes start at $226,000. Mallory Creek was a Key West style where this a mix of Key West and Traditional.
Rialto is a Lennar development which has two sections and has been building in there for the past several years. It doesn't seem as popular as Abacoa but it does offer much larger lots and a bigger clubhouse than Abacoa offers. Instead of the typical 50 x 125 Abacoa lots Rialto has 75 or 85 x 150 ft lots. They offer the Executive Collection starting at $338,000 and the larger Estate Collection.
Jupiter Country Club is a Toll Brothers community which sits nearly due South of Rialto out past the Florida Turnpike. This gated golf community offers townhomes , golf villas and larger single family homes. The Greg Norman golf course is the community course. There will also be a community clubhouse with fitness center, tennis courts, resort pool and dining. The carriage homes start at $365,000 with single family homes starting at $500,000. The Toll Brothers homes are a bit more expensive per sq. ft than either Rialto or Abacoa. Expect to pay about $200 per sq. ft for a new home in either Rialto or Abacoa for the smaller homes and about $175 per sq. ft for the larger homes.
