WE continue to see more good news for real estate here in Jupiter and Juno Beach. The Palm Beach Post had three articles this week showing increased sales over last year by 8%, home prices up 12% and inventory levels down to 5 months, the lowest level in years. Six months is considered a neutral buyers/sellers market so now it seems that the sellers are gaining an edge on the buyers.

I have seen it first hand in the past few months on offers by buyers looking to steal a property. After finding out the sellers are not so easy to neogiate with and holding firm on their prices the buyers are questioning the market. This week we saw Jupiter home sales rise from 60 to 75 homes selling last week. The waterfront home from last week's featured listing went under contract already. It did not last a week just as the home the week before on the water did not last a week. You will notice 5 waterfront homes all above a million and a few in the 2 million dollar mark sold this week.  Waterfront homes are hot right now. The Surf #702 that had been remodeled that I was saying was a nice unit sold for $465,000 this week. Ocean Walk home on Angelfish which was a bank owned property and in need of severe updating for $435,000. It was the least expensive home in the community. This week we saw Jupiter home sales rise back again into the seventies with 73 homes selling.  I continue to see good news coming out in major papers, TV and magazines regarding the upward swing of home prices in many areas. As I had said there were alot of fence sitters and now they are jumping off the fence and ready to buy. The last 3 offers,  the sellers dictated the pricing not the buyers. This is a dramatic change from just 6 months ago. In fact I made a full price offer on a Bluffs home this week and we were $10,000 under the selling price and there were 10 plus offers in two days. If there is one thing that differentiates a home from any other home this may be it. Waterfront homes always seem to come back strongest after any real estate bust. Buyers see great opportunities to buy undervalued waterfront homes and the scare supply of them drives prices back quicker then your average single family home. Even oceanfront condos don't seem to bounce back as quickly as waterfront properties.

Boaters are constantly looking to dock their boats out in their back yard. One it makes easy use of your boat, you'll use it more often. This week we saw home sales in Jupiter drop to 57 homes from 73 last week. This can be expected as summer continues and we should see a few weeks more of home sales in the 50-60 range as school is starting in about a month. Anyone looking to move here for school should be closing in the next several weeks. Rentals remain strong for single family homes as buyers may not be finding the exact home so they have decided to rent until they find that perfect home. The average single family 3-4 bedroom home is bring $3,000 per month plus or minus maybe 10% and there just aren't many available.

This week we continue to see strong sales in the Jupiter market. Home sales for the week were flat with 73 homes closing compared to last weeks 73. You will notice how many waterfront homes are selling. They are all in the million dollar mark plus with several selling at 2 -3 million.

This market continues to be strong. The biggest selling market again this week was $200 to $400,000 range. Most of the homes are low $300,000 and pushing upwards to $400,000. There are still many condos and townhomes selling in the mid $250,000 range. Your not getting oceanfront but the typical Abacoa townhomes are fetching $250,000 which were selling last year as low as $195,000 for bank owned townhomes that needed…

This week we saw Jupiter home sales  fall from 75 to 57. Down from the huge sales week before but season is over and we expect to see a slowing in sales. The under $200,000 market for condos and townhomes is still on fire. In fact I checked the other day for 3 bedroom townhomes under $200,000 and found just 11 townhomes and 17 condos in Jupiter, Juno, Tequesta and Palm Beach Gardens. The single family home market is almost impossible to find anything under $300,000. Above $600,000 to 1 million  the market is definitley much slower. Getting above a million I see that market picking up a bit as prices are falling in that segment. The so called entry level markets are just scarce for inventory.
