This week we saw Jupiter home sales rise back again into the seventies with 73 homes selling.  I continue to see good news coming out in major papers, TV and magazines regarding the upward swing of home prices in many areas. As I had said there were alot of fence sitters and now they are jumping off the fence and ready to buy. The last 3 offers,  the sellers dictated the pricing not the buyers. This is a dramatic change from just 6 months ago. In fact I made a full price offer on a Bluffs home this week and we were $10,000 under the selling price and there were 10 plus offers in two days. Remember I mention the Bluffs as one of my barometers quite often and as you can see it seems to be a pretty good barometer of the market.  

Another instance I am seeing more and more is appraisals coming in $10,000 or more below the selling price and the buyers are starting to ante up the difference to buy the home. We aren't talking million dollar homes either. I did not see that at the beginning of the year. In fact it was almost unheard of having the buyers come up with the difference. Buyers market?  In fact, this week in the new listings section there is a home in Tequesta Pines on 66 Hickory Hill that says this in the brokers showing instructions:  Serious buyers only who may be willing and able to pay over appraised value.

When was the last time you saw that?

Sure there are some good deals you will see in the sold sections but many of them had multiply offers and it was a bidding war on the properties. First time home buyers looking to buy you are getting beat out by cash investors who will close in days. You don't stand a fighting chance.

 Palm Beach County Home sales and price surge in June as Inventory Drops!

Palm Beach County’s home prices and sales volume were up in June with a 14 percent surge in purchases of single-family homes over last year and a 7 percent spike in median prices to $225,000.

South Florida home values show ‘dramatic’ increase, but rollercoaster may not be over!


South Florida’s home values were up 6.4 percent during the second quarter of the year compared to the same time in 2011, and are forecast to make another 6 percent leap by mid-2013, according to a Zillow report to be released today.

Jupiter oceanfront condo buyers who have been looking to buy oceanfront condos this is the time of year to buy them. You won't see any better deals then the middle of summer if you have been looking for an ocean condo. This is the slowest time of the year for theses properties so take advantage of the off season to buy.

Buyers who are looking to purchase need to get signed up to receive new listings as they come to market. I added a 5th floor Beachfront in Juno Beach which has wonderful ocean views and is listed at $799,000.

I played at Century Village for the first time at the start of 2009 and since then it has bemcoe not only my favorite budget course but also a frequently recommended day out to many friends and family. The green fees are the obvious attraction but besides that, the staff are extremely friendly, you seldom have to wait to tee off and the regular BBQ burgers, hotdogs and beer after your round are a fantastic end to your round.Also, the easy course flatters my mediocre skill.On the whole, a good fun course and a good day for any golfer.
