This week we continue to see strong sales in the Jupiter market. Home sales for the week were flat with 73 homes closing compared to last weeks 73. You will notice how many waterfront homes are selling. They are all in the million dollar mark plus with several selling at 2 -3 million.

This market continues to be strong. The biggest selling market again this week was $200 to $400,000 range. Most of the homes are low $300,000 and pushing upwards to $400,000. There are still many condos and townhomes selling in the mid $250,000 range. Your not getting oceanfront but the typical Abacoa townhomes are fetching $250,000 which were selling last year as low as $195,000 for bank owned townhomes that needed some repairs. I also want you to take notice of how few $100,000 condos are left out there. There were only a few $100,000 condos closing this week. The bulk of the home sales were $200 to $400,000.


Again on the 5 o'clock news  tonight another interview with local real estate broker saying he is seeing a sellers market now with inventory levels at under 6 months and strong buyer demand for several reasons, low interest rates and the fear of losing money when buying a home at purchase is gone. Continued psychological stimuli for buyers which will drive up pricing. With interest rates so low you can afford more home then you ever thought possible. Most rates on 30 year notes are 3.5% and 2.75% for a 15 year note. If you don't lock in on these rates you have to be crazy. Whoever thought you would get mortgage money at 2.75%?  Borrow $240,000 and a 15 year loan will be just $1,643 per month based on BOA rates today. On a 30 year note which is what most people have you are looking at $1,077 per month. You can borrow almost a half million dollars and pay just over $2,000 per month. Buyers if you think you are going to get a better deal tomorrow I really doubt it. With low rates and pent up buyer demand prices will push higher. Don't lose that house over a few dollars, you will more then make up it on the low interest rates you are locking in. Remember the sales price is not the total cost of home ownership. It is that monthly payment that could easily go up $500 per month if rates go up just a few points.


Buyers who are looking to purchase need to get signed up to receive new listings as they come to market. My 10 Best list has remained status qoe for the week. I saw the Surf 7th floor go contingent this week that I had mentioned in my 10 best list. Alicante in Juno Beach also went under contract. Both great properties. Many lower end properties on my list have gone under contract. I added a few homes this week.
