Jupiter Home Sales Report
Â
This week we saw Jupiter home sales fall from 66 homes to 43 homes this week. I predicted we should see a bit of a lull. Lets see what happens in the coming weeks. I hope everyone read the Palm Beach Post article regarding inventory levels of homes on a decline. The Bluffs homes had 2 sales this week and the sales prices continue to climb in that neighborhood with 1 home in original condition on the lake selling for $420,000 and a home that sits next to US 1 selling for $332,500. I also saw a nice Bluffs pool home that has been remodeled come on the market this week for $469,000. Just a month ago a similar home came on the market at $415,000 and ended up selling for $425,000. You can see a rising trend in prices for Bluffs homes. They are great values for location and size as well as construction and location. We also saw strong sales for Abacoa townhomes this week. We saw 5 Abacoa townhomes sell this week with prices from $233,000 to $260,000. The same townhomes last year could be bought at under $200,000 and possible maximum selling prices of $235,000. They are up about 10% over last year. Other home sales in Jupiter were frame homes in the Shores and Tequesta. Both sold in the $340,000 to $350,000 range. Last year you could have bought a similar home that was CBS construction for less money. I continue to see similar amount of new listings coming to market as sales. I don't see a big decrease in inventory levels coming up in the next few months. We are still seeing nicely remodeled homes selling rather fast and homes that need some work lagging on the market longer.

This weekend we have the offshore powerboat races coming back to Jupiter after being gone for 10 years. The racing starts with practice Thursday and racing will be Friday and Sunday. There are numerous parties at local bars for racers and the fans. Saturday the boats will be in Carlin park for exhibition. The race runs from Juno Beach to just South of Jupiter Inlet. It should be an exciting fun filled weekend here in Jupiter. Come out and see the race.Â

If you are thinking of buying Jupiter real estate read the local newspaper and see what they say about the local market. Don't rely on National publications. Start reading my reports, analyze the sold's and new listings and read the Palm Beach Post online in the real estate section.Â
