Jupiter Home Sales Report

 

This week we saw Jupiter home sales fall from 66 homes to 43 homes this week. I predicted we should see a bit of a lull. Lets see what happens in the coming weeks. I hope everyone read the Palm Beach Post article regarding inventory levels of homes on a decline. The Bluffs homes had 2 sales this week and the sales prices continue to climb in that neighborhood with 1 home in original condition on the lake selling for $420,000 and a home that sits next to US 1 selling for $332,500. I also saw a nice Bluffs pool home that has been remodeled come on the market this week for $469,000. Just a month ago a similar home came on the market at $415,000 and ended up selling for $425,000. You can see a rising trend in prices for Bluffs…

This week we saw Jupiter home sales rise back again into the seventies with 73 homes selling.  I continue to see good news coming out in major papers, TV and magazines regarding the upward swing of home prices in many areas. As I had said there were alot of fence sitters and now they are jumping off the fence and ready to buy. The last 3 offers,  the sellers dictated the pricing not the buyers. This is a dramatic change from just 6 months ago. In fact I made a full price offer on a Bluffs home this week and we were $10,000 under the selling price and there were 10 plus offers in two days. This week we continue to see strong sales in the Jupiter market. Home sales for the week were flat with 73 homes closing compared to last weeks 73. You will notice how many waterfront homes are selling. They are all in the million dollar mark plus with several selling at 2 -3 million.

This market continues to be strong. The biggest selling market again this week was $200 to $400,000 range. Most of the homes are low $300,000 and pushing upwards to $400,000. There are still many condos and townhomes selling in the mid $250,000 range. Your not getting oceanfront but the typical Abacoa townhomes are fetching $250,000 which were selling last year as low as $195,000 for bank owned townhomes that needed…

This week we saw Jupiter home sales  rise from 54 to 75. Another strong week for Jupiter home sales.  

 

 

 

Remember I was predicting lower inventory levels and stronger buyer demand. It took a bit longer to get there then I really expected but I have been saying to buyers that the boat was missed on the very best deals. I also was telling everyone about reading it in the paper. Well if your reading it in the paper, it is old news and the newspaper is publishing what I gave you last week and what I have been saying for 6 months or so. I'm sailing off on the ship and waving goodbye to the best deals.
