Jupiter Real Estate Buying or Selling

 

As the snowbird season comes to an end I'm seeing a Jupiter real estate market that is unlike any I have experienced in a very long time. We saw 200 properties sell during the last two weeks of March and I'm seeing more new listings coming to market. That is good news for buyers yet inventory choices still remain low. I'm seeing a constant struggle between buyer's and seller's trying to take control of  the market. I'm seeing more motivated seller's with constant price changes yet still some sellers are holding fast. There are of course some seller's listing their properties at unrealistic numbers and a similar amount of buyer's looking to purchase at unrealistic numbers as well.

Jupiter Real Estate Market 

 

The first two weeks of 2017 got off to a strong start. We saw 117 Jupiter home sales as we began the new year. I am seeing is still a lack of inventory up and down the Florida coast. Many Jupiter communities haven't had any properties for sale for many months and with season here I'm still not seeing any properties in some communities. I'm seeing many potential buyers out there scouting the Jupiter neighborhoods looking for different properties but unable to find that right one. A limited supply is playing havoc with many buyers. One thing I tell buyers is, don't procrastinate if they see something that interests them. There are still a large group of buyers waiting on the sidelines for a specific community or price…

             Jupiter Real Estate Market 

 

We closed out the year with 328 home sales for December here in the Jupiter area. Overall 2016 was a tremendous year with sales prices rising and demand for the Jupiter area continuing to grow. We can expect 2017 to be just as strong as limited inventory continues to put upward pressure on prices.

 

We saw many changes in the Florida real estate market starting with a continuance of low inventory spurring prices upward. This is the biggest factor pushing prices up. Along the beach most of the buyers are cash buyers so cheap mortgage money isn't playing a factor for buyers. Finding the right property is the most difficult task we face today. Jupiter Real Estate

Our Jupiter real estate market continues to show strength with over 200 homes selling in November. Our low inventory choices and strong buyer demand continue to put upward pressure on sales prices. In Florida our  YTD sales prices are up 11% where historically prices have climbed an average of 3.5% per year. We have had several years of double digit price increases which tends to show there may be  a possibility for Jupiter home values to slow for 2017. 

 

A recent article in Florida realtors news stated many communities across the state of Florida are nearing their 2006 boom prices. I know here in Jupiter I'm seeing some Jupiter communities above their 2006 boom prices while others are still far below. A few local…

Jupiter Real Estate

Today I'm going to present you with some interesting statistics regarding Florida properties including Palm Beach County properties and Jupiter properties. Our MLS covers properties from Fort Pierce down to Miami which is a very large area and it can not accurately reflect smaller areas that are more local in nature.  I will show you this below and it will give you a better understanding of the Jupiter real estate market.

Jupiter Real Estate- Jupiter Homes for Sale

The Jupiter real estate continues to show strong activity especially in the entry level market which is now starting near $200,000. Under $200,000 there are just 27 - 2 bedroom condos for sale in Jupiter and most are listed at $180,000 or higher.  Along the Jupiter beach area we have just 16 properties for sale under $300,000. Most are 1,200 sq. ft and with a few possible updates but many are original condition.

 

Expect to budget a minimum of $200 per sq. ft away from the beach and near the beach prices are starting at $250 per sq. ft for a walk to the beach property. Jupiter oceanfront properties are starting at $400 per sq. ft.  for older updated condos and newer condos are all a million dollars…

No matter what agent I speak with they all seem to ask what's happening with the Jupiter real estate market. Many say the real estate market is just strange right now. Not slow, not busy but steady, not  what many have seen in the past. The low inventory combined with escalating prices have buyers and sellers baffled.
