What's happening in the Jupiter real estate market?

I continue to watch the new listings coming up for sale in the Jupiter real estate market. What I am starting to notice is how many of the listings are recently updated. This is not what I am use to seeing.  I immediately start looking at the tax records and review the sales history of the properties. As I expected all are recent sales that have closed in the past 2 years and in many cases at nearly half the price they are listed for now. Granted they are been remodeled but many remodels look great on the surface but aren't done with quality materials or workmanship.

Our South Florida real estate market continues to show strength and was recently listed as the 15th highest priced area to live in the country. Strong baby boomer demand continues to fuel the area market and drive up prices here and in the Sunshine states. Many sellers now have the upper hand in negotiations. It is their time. A motivated seller is the most important part of a home purchase now.  Buyers had their time the last few years so like everything else the pendulum has swung in the other direction.

                       Jupiter Real Estate Market Report

 

This week we saw 70 plus Jupiter area homes sell which is another good week for the real estate market.  What a way to end another strong selling season. I thought we would see a slow down in the market but I continue to get calls and requests from both buyers and sellers alike. Sellers it's a good time to sell with a limited supply of homes and the recent price increases. Buyers are having a difficult time finding that right property and are getting frustrated looking.  Both have to be patient. Sellers who want that top dollar may have to turn down a few offers and buyers have to be more aggressive with their offering prices when they find that right home.  I think we are going to see a…

It seems March may be the busiest month so far this season. WE broke the 100 homes sales mark this week and everyone I speak to from mortgage brokers to property inspectors are slammed.  I guess the weather up North has eased up some and buyers are finally getting down here much later than usual to shop for homes. All winter long the weather was causing flight cancellations which kept many buyers from getting down to Florida. I've noticed  I'm hearing from customers that have been looking for years and are now ready to buy after two horrible winters and owners are using their places for season instead of renting them out.

Selling Your Jupiter Home

As we enter the first month of 2015 we see the condo/townhouse market continue to show strong growth over last year with prices up 10.6% and days on market dropping 7.4%. Supply of Jupiter beach properties is up nearly 10% with a sudden spike for January 2015. This can be expected as this is our prime selling season so everyone that wants to sell will list in January. What the chart above does not show, the new listings higher asking prices which continually rise at a much greater rate then 10%. There are a limited number of prime properties  out there that have great locations, beautiful views and show really well. Buying a Jupiter home or condo

Starting a search for a Jupiter home or condo may seem like a simple task but it may be more challenging than you thought. Sounds crazy I know but once you make your Jupiter home wish list and put a budget number to that list you may be surprised but the few choices you have. Today if I thought about moving I would be hard pressed to put my house on the market in search of a replacement home. I see hundreds of new homes come up for sale and very few properties really catch my eye. I would be hard pressed to sell and find a replacement without spending hundreds of thousands more to upgrade my home.

Jupiter Homes for Sale

Home sales saw a huge surge this week with 50 Jupiter homes closing here in the second week of November. This is a strong showing for our off season even with our limited inventory. This week we saw just 4 homes sell for under $200,000, a rare commodity here in our area. We also saw 11 homes sell between $200,000 and $300,000. More than 50% of home sales this week were over $350,000. 

 

The least expensive oceanfront condo sold for $362,500 or just over $300/sq.ft. This would be a 1980's original condition condo that needs updating. The other end of the spectrum we saw a Ritz Carlton Singer Island condo sell for $600/sq. ft. This unit had a city view and no ocean view.

     Home sales continue to move at  a slowing pace after weeks of strong  sales here in the Jupiter area. We saw  37  homes close last week and expect similar  amounts until year end.  Last week, my featured property in Oceanside Terrace was listed at $229,000. A new listing in the same community with an updated kitchen and a few other upgrades came to market at $295,000. The $295,000 condo went under contract and immediately  the $229,000 unit went under contract as well. When that $295,000 condo went  under contract it made the $229,000 unit look like a true bargain. The $66,0000 price difference left plenty for renovations.  Once again there are…

     Home sales have finally slowed down after weeks of strong  sales here in the Jupiter area. We saw  39  homes close last week as we enter our slow season. October and November sales tend to be the slowest for sales as we run 30 to 60 days from contract to close.  Last week, my featured property in Oceanside Terrace was listed at $229,000. A new listing in the same community with an updated kitchen and a few other upgrades came to market at $295,000 this week. The high sale in the community was $325,000 in the peak for an original condition unit. It reinforces what I have been saying about asking prices and upgraded units.
