Jupiter Homes for Sale
Home sales saw a huge surge this week with 50 Jupiter homes closing here in the second week of November. This is a strong showing for our off season even with our limited inventory. This week we saw just 4 homes sell for under $200,000, a rare commodity here in our area. We also saw 11 homes sell between $200,000 and $300,000. More than 50% of home sales this week were over $350,000.
The least expensive oceanfront condo sold for $362,500 or just over $300/sq.ft. This would be a 1980's original condition condo that needs updating. The other end of the spectrum we saw a Ritz Carlton Singer Island condo sell for $600/sq. ft. This unit had a city view and no ocean view.
The choices of luxury condos is slim here along the beach with just a few condos under $1 million and not many more choices even if you raise the asking price to $2 million. In Juno Beach the least expensive luxury condo is listed at $1,150,000 and in Jupiter you are looking at $825,000. The Jupiter condo overlooks the beach road and needs some updating as well. The last new condo in Jupiter was Jupiter Ocean Grande which was built in 2001. These condos are nearly 15 years old now and many are showing their age.
I added two new condos to my 10 Best List this week. The Waterfront featured above and a beautiful 2bd /2Ba with a garage in Sea Oats on the ground floor with a patio that backs to the preserve at $249,000. Great deal under $250,000.
Water Club Condos Overlooking Singer Island
This week I visited Water Club in North Palm Beach for a full tour of the condos including interior features and the amenities they are offering. I came away quite impressed with the project which will be finished in the third quarter of 2016. The architect staggered the condos so each unit gets a view in several directions. They used plenty of glass to give you spectacular views of the Lake Worth Lagoon and the Atlantic Ocean in the distance. The units are 1,800 sq. ft to 2,600 sq. ft and feature impact glass, high end German cabinets, 24 square Porcelain tile and Quartz counters with Jenn -Air S/S appliances.
The over sized terraces run 300 plus sq. ft with glass panel rails so you have unobstructed views even while seated.
From just about every living space in the condo you will have walls of floor to ceiling sliders to give you terrific water views.
Amenities include 24 hour concierge and security, 75 ft lap pool and a high end fitness center as well as a resort style pool. Boat dockage will be available as well. 2 garage parking spaces come with each condo. This is a must see condo building with prices starting in the mid $600's and a higher floor unit will run you about $875,000 which will give you ocean and Intracoastal views.

The percent of homes trading hands in cash deals has dipped statewide compared to last year, but hard money still holds sway in Palm Beach County where 65 percent of sales during the third quarter occurred without a mortgage.
Throughout Florida, cash sales made up 53 percent of all condominium and single-family home purchases in the last quarter, a 4 percent drop from the same time in 2013, but still the highest in the country, according to a report released this week by Realty Trac.
What's Happening in our Jupiter Real Estate Market
New listings continue to come to market as we enter the selling season but we are still seeing very few properties in each community for sale. Many communities have only one home or condo for sale and the homes are getting a great deal of foot traffic from buyers. Many buyers are hesitant or discouraged about what they are seeing. I'm not sure if they are thinking prices are going to fall or are waiting for that perfect property. Last week I saw a 1 bedroom Searise in Jupiter Ocean Racquet come on the market. All updated and showed well. Priced about $25,000 more than any recent sale and it was gone in a day. How many buyers are looking for 1 bedroom condos? The key to the rapid sale was it had been updated and showed like new. Many buyers are walking in and seeing dollar signs added to the asking prices with the needed upgrades to make the properties live-able to their tastes. It's not the asking prices that are holding back many buyers but the costs and aggravation of updating many of these older properties. I can't tell you how many 25 year old kitchens I see each week while showing properties and the bathrooms are as old or older. Now you can understand why so many buyers are looking for new construction properties. Some of the older places just look tired. If your selling an older home, spend some money and paint, professional clean the carpets and tile and declutter. You will be amazed how that changes buyers mentality. Even if it's in original condition but shows clean and fresh the positive reaction you will get. In the end you will also get a better selling price as well and will most likely sell it sooner.
