Season is just around the corner here in Jupiter Florida. With inventory levels at an all-time low finding properties for buyers can be difficult at times. Many condo communities have no homes for sale or just a few. As new condos come to market we are seeing increasing asking prices from 10% to 20% above recent sales. Sellers are now realizing with high buyer demand and low inventory they can control a better part of the deal. It is switched from a buyers market to a sellers market rather quickly and caught many by surprise. With prices in some communities still 30 to 50% below the peak of 2005/ 2006 we are still seeing value in Jupiter real estate.

Jupiter Home Sales

This week we saw homes sales in Jupiter jump dramatically from 54 to 82 homes selling this week. These are sales numbers we see during our peak season and not the first week of October. Strong buyer demand will continue to put upward pressure on prices as supplies shrink. Bay Colony sent out a close out incentive on the higher end marina collection which start at $600,000. The less expensive collection are selling faster and they start in the mid $300,000's and go up to just above $400,000. The under $500,000 is still the strongest market segment. The $500,000 to $900,000 is probably the weakest market segment now and the above 1 million remains strong. I'm seeing alot of buyers looking for $100,000 condos, more than I have ever seen.…

Jupiter home sales continue to show strength with 75 homes selling this week. Home sales remain strong right through the summer with agents continuing to raise asking prices on new listings. In this weeks new listings take notice of just a few properties. Sea Colony condo just listed at $339,000 with recent sales all in the sub $300,000 range. An Ocean Trail was listed at $430,000 with most sales in there being $350,000 or less. Ocean Walk  home near the beach, just listed at $925,000. Most sales have been in the $750,000 range and a corner unit in Jupiter Yacht Club just listed at $1,395,000. Most sales have been under a million in Jupiter Yacht Club. You can see where this…

Jupiter Homes for Sale

 

This week we saw  Jupiter home sales  rise  back to a high of 91 homes from 67 homes last week. This will probably be the last big week for sales and we should start to see sales fall back to around 50-60 per week. My biggest problem right now is I have a list of buyers looking for certain communities and there is either nothing for sale in there or not the right property. Many oceanfront condos have only low floors left for sale with limited views and in need of major renovations or just no condos for sale in the building period. I'm seeing…

This week we saw Jupiter home sales  fall from a record setting 86 last week to just 28 this week. We saw this same thing a few weeks ago where we had 70 plus homes sell one week and 20 plus homes sell the following week. Again the two weeks end up averaging just under 60 homes.  These are still very strong numbers for December and other parts of the country. I speak to agents around the country and I tell them the average number of homes selling here in Jupiter each week and they can't believe how busy it is here. I ask the agents who is moving to NJ, CT, IL or anywhere in the North. People are flocking South. They may not be coming all the way to Florida but they are going to places like South Carolina, Georgia and even Northern Florida.  All the…

This week we saw Jupiter home sales  stay status quo at 49 homes. Good news for home sales. There is one home I want everyone to look at which sold this week. 913 Loxahatchee Dr. This home came to market at $750,000 and went under contract immediately. The buyer had problems so they re-listed it and raised the price to $850,000. Home sold in less than 2 months at $795,000. It was on my 10 Best list when it came out at $750,000.
