Jupiter Real Estate- Jupiter Homes for Sale

The Jupiter real estate continues to show strong activity especially in the entry level market which is now starting near $200,000. Under $200,000 there are just 27 - 2 bedroom condos for sale in Jupiter and most are listed at $180,000 or higher.  Along the Jupiter beach area we have just 16 properties for sale under $300,000. Most are 1,200 sq. ft and with a few possible updates but many are original condition.

 

Expect to budget a minimum of $200 per sq. ft away from the beach and near the beach prices are starting at $250 per sq. ft for a walk to the beach property. Jupiter oceanfront properties are starting at $400 per sq. ft.  for older updated condos and newer condos are all a million dollars…

What's happening in the Jupiter real estate market?

I continue to watch the new listings coming up for sale in the Jupiter real estate market. What I am starting to notice is how many of the listings are recently updated. This is not what I am use to seeing.  I immediately start looking at the tax records and review the sales history of the properties. As I expected all are recent sales that have closed in the past 2 years and in many cases at nearly half the price they are listed for now. Granted they are been remodeled but many remodels look great on the surface but aren't done with quality materials or workmanship.

This week we saw 70 plus Jupiter area homes sell which is another good week for the real estate market.  What a way to end another strong selling season. I thought we would see a slow down in the market but I continue to get calls and requests from both buyers and sellers alike. Sellers it's a good time to sell with a limited supply of homes and the recent price increases. Buyers are having a difficult time finding that right property and are getting frustrated looking.  Both have to be patient. Sellers who want that top dollar may have to turn down a few offers and buyers have to be more aggressive with their offering prices when they find that right home.  I think we are going to see a…

Jupiter Real Estate Report for 2105

Yesterday we had our annual office party at Admirals Cove in Jupiter, the premier Jupiter Country Club Community. It is a great time to see what other agents are saying about the real estate market. We all work and specialize in different areas and property types as well as different types of buyers. The biggest challenge was finding good properties to sell that are priced reasonably. No one wants an overpriced listing or a listing that does not show well unless of course they have no business and can justify taking the listing. Finding a clean, updated property is difficult. Many properties seem to be in need of major renovation work.

What's happening in the Jupiter Real Estate Market

The sub $300,000 Jupiter real estate market continues to see homes selling very close to their asking list prices. Most of the homes are selling at 97% or higher of asking price and about $200 per sq. ft at the low end. We did see a big jump in lower priced homes selling this week. 35% of the homes selling were priced under $300,000. The sub $300,000 market is by far the strongest market here in Jupiter and the surrounding areas. Entry level condos are nearly all above $200,000 and most homes under $300,000 are selling rather quickly. The days on market (DOM) are short and many are buyers are cash.
Again the weakest market continues to be the $600,000 to million dollar market with just 7 homes selling…

     Home sales have finally slowed down after weeks of strong  sales here in the Jupiter area. We saw  39  homes close last week as we enter our slow season. October and November sales tend to be the slowest for sales as we run 30 to 60 days from contract to close.  Last week, my featured property in Oceanside Terrace was listed at $229,000. A new listing in the same community with an updated kitchen and a few other upgrades came to market at $295,000 this week. The high sale in the community was $325,000 in the peak for an original condition unit. It reinforces what I have been saying about asking prices and upgraded units.

Jupiter Events- Loggerhead Marine Life

The third annual Loggerhead Run 4 the Sea was held recently in Juno Beach. The race is run to sponser the Loggerhead Marine Life Center and ocean conservation for endangered sea turtles. The four mile race for adults and the 1 mile race for children ran along A1A in Juno Beach. The race could be watched from the oceanfront condos in Juno Beach Ocean Royale. The race continues to grow in size and popularity each year. Many of the racers use A1A to train for the race. The strip from Juno Beach into Jupiter is a popular training ground for runners and bikers.
