Jupiter Florida Hurricane News

We survived two recent hurricanes which hit the West Coast of Florida. The second one did cross our State just a bit North of Jupiter. WE saw very little rain and wind gust to 50 mph. Overall it was an event that could have been worse. What we haven't seen in the past is the sheer number of tornadoes that hit Avenir and headed Northeast going through Jupiter Farms, Stuart and Ft. Pierce. There were literally hundreds of them with various strengths and overall damage was limited to small areas but the damage was crazy. Along the coast where the Jupiter oceanfront condos are we saw very little damage which is usually where we see the most damage  from hurricanes.

No matter what agent I speak with they all seem to ask what's happening with the Jupiter real estate market. Many say the real estate market is just strange right now. Not slow, not busy but steady, not  what many have seen in the past. The low inventory combined with escalating prices have buyers and sellers baffled. Is the market heading for a fall or is it going to continue to rise?  Our usually winter selling season consists of January, February and March. What's happening in the Jupiter Real Estate Market

The sub $300,000 Jupiter real estate market continues to see homes selling very close to their asking list prices. Most of the homes are selling at 97% or higher of asking price and about $200 per sq. ft at the low end. We did see a big jump in lower priced homes selling this week. 35% of the homes selling were priced under $300,000. The sub $300,000 market is by far the strongest market here in Jupiter and the surrounding areas. Entry level condos are nearly all above $200,000 and most homes under $300,000 are selling rather quickly. The days on market (DOM) are short and many are buyers are cash.
Again the weakest market continues to be the $600,000 to million dollar market with just 7 homes selling…

Jupiter Real Estate Market

Home sales continue to remain strong for the last week of November with 54 Jupiter homes closing. I want everyone to pay attention to the listing price and the selling prices. See how close many homes are selling to their asking prices. Many Jupiter homes are selling at just a few points off list price and on average most selling for 95 -97% of their list price.

 

I also noticed quite a few bank properties (REO) selling this week as we get close to the year end. I would say about 75% sold above asking price and 25% below asking price. With bank properties there are many factors involved. Sometimes the buyer pays a 5% premium above the sales price on certain bank owned properties. We are seeing more bank properties selling…

Jupiter Homes for Sale

Home sales saw a huge surge this week with 50 Jupiter homes closing here in the second week of November. This is a strong showing for our off season even with our limited inventory. This week we saw just 4 homes sell for under $200,000, a rare commodity here in our area. We also saw 11 homes sell between $200,000 and $300,000. More than 50% of home sales this week were over $350,000. 

 

The least expensive oceanfront condo sold for $362,500 or just over $300/sq.ft. This would be a 1980's original condition condo that needs updating. The other end of the spectrum we saw a Ritz Carlton Singer Island condo sell for $600/sq. ft. This unit had a city view and no ocean view.

Jupiter real estate trends

A recent article in the Palm Beach post this week reiterated what I have been saying for the past year about real estate values in northern Palm Beach County in areas such as Jupiter and Juno beach. Inventory levels continue to decline especially in the sub $300,000 market. Even the high-end market has limited inventory. I have seen a dramatic rise in selling prices in all areas of the market including single family homes and condos. The biggest rise in demand and pricing seems to be waterfront homes and direct oceanfront condos, once again showing the value of waterfront property.

The monthly Real Estate report for Palm Beach Countyupiter Condos Sales Report

We reported the home sales for August this week where we saw the median home prices drop for the first time in over 20 months. I can undestand see a bit of a  slow down as home prices have jumped quite drasticaly. The condo/townhouses market is a little different story as many buyers are being priced out of single family homes in Jupiter and other areas of Palm Beach County as well. The median home price was $270,000 which is still far below the peak of 2006 where it was over $400,000. The reason is that the very desirable areas such as Jupiter, Juno Beach and Palm Beach Gardens in North Palm Beach County as Boca Raton and Delray in South County have seen a large rise in home prices to many that…

Jupiter Real Estate

     Home sales have finally slowed down after weeks of strong  sales here in the Jupiter area. We saw  40  homes close last week as we enter our off season. Finally a little rest before season starts again. Does this mean a slowing down in the market? Not at all,  I continue to see strong showings on my listings and other properties I have shown seem to be getting alot of traffic through them as well. The Jupiter inventory levels continue to be slim and new listings are being offered at higher numbers.      Another strong week  for home sales here in Jupiter & Juno Beach area. Sales were down from the previous week but we still had 54 sales which is great for mid summer. There were three properties that sold under $200,000 and just 11 sales under $300,000. Most properties under $300,000 were $250,000 and higher as the median home price reaches $300,000. Palm Beach County  home sales were up 21% from June last year with prices up 6.4%. I said  expect to see around 5% for 2014 so let's watch and see once December comes. The good news is inventory county wide is up 35% but not here in Jupiter.
