Jupiter Real Estate Market
Home sales continue to remain strong for the last week of November with 54 Jupiter homes closing. I want everyone to pay attention to the listing price and the selling prices. See how close many homes are selling to their asking prices. Many Jupiter homes are selling at just a few points off list price and on average most selling for 95 -97% of their list price.

I also noticed quite a few bank properties (REO) selling this week as we get close to the year end. I would say about 75% sold above asking price and 25% below asking price. With bank properties there are many factors involved. Sometimes the buyer pays a 5% premium above the sales price on certain bank owned properties. We are seeing more bank properties selling at list or above than in the past. It use to be about 50% sold below and 50% above the asking prices.Â

We continue to see very few homes sell under $200,000Â and most of the sales were in the $250,000 to $500,000 range. Â Only two homes sold between $500,000 and a million. That is probably the weakest market for buyers.

We did see some record Jupiter condo sales with a 3 bedroom Bella Vista selling for $305,000 and a 3 bedroom Ocean Parks selling for $326,800. A 2,500 sq. ft. home in the Island at Abacoa sold for $775,000. These are some exceptionally strong numbers and they all have something in common. They were recently renovated or updated or have a special feature. Updated properties are commanding very strong sales prices and are selling in record time.

                               Top Ten Listings
Our top ten listings link can be found on the top left corner under recent Sold's. This week I added a few Bluffs homes which I feel are great values and prime locations in the Bluffs. All are updated and have a special unique feature about them. One sits on the Ridge which gives you spectacular ocean breezes and is completely updated. The second is updated and has a spectacular pool as well as a huge back yard. It is one of the largest yards I have seen in a Bluffs home. The last property sits on the Intracoastal and has wonderful water views, a huge yard and a boat dock. The Bluffs are always excellent values due to the great locations and the amount of home you receive.Â

The Sea Oats property on my list was reduced $10,000 to $239,000 and is beautifully updated, a ground floor unit, garage and patio with a preserve view. Short walk to the beach! Great deal under $250,000.
