Inventory continues to grow as we hit 35,628 homes for sale today in our MLS up from 30,000 October 1 and our low last year of 19,000. Inventory has nearly doubled which is good news for buyers but the higher interest rates have put continuing pressure on slowing home sales.

Here in Jupiter we now have 497 homes for sale which has risen dramatically over the last year with prices only slightly declining. Along the beach in Jupiter & Juno we now have 199 Jupiter Oceanfront condos & beach condos for sale which I can attribute to the rising carrying costs of second homes. Seller's are still reluctant to adjust to the changing market conditions with days on market rising and showings are sparse.…

It seems March may be the busiest month so far this season. WE broke the 100 homes sales mark this week and everyone I speak to from mortgage brokers to property inspectors are slammed.  I guess the weather up North has eased up some and buyers are finally getting down here much later than usual to shop for homes. All winter long the weather was causing flight cancellations which kept many buyers from getting down to Florida. I've noticed  I'm hearing from customers that have been looking for years and are now ready to buy after two horrible winters and owners are using their places for season instead of renting them out.

The last week of home sales in 2014 finished on an uptick. We continued to show  a strong surge in the sub $200,000 and $300,000 market. We saw many small condos and homes sell as both investors and buyers hurried to close before the year end for tax purposes and homestead. This weeks front page headline in the Palm Beach Post read "Region's home prices rise again", South Florida was the rare U.S. market that saw price increases in October. South Florida led the nation for home price gains for the third consecutive month.

 

They are no longer expecting double digit price increases but with continued high demand and low inventory we should see 3-5% rise in prices this year. We still have available cheap money as well as a large percentage of…

Jupiter Real Estate Market

Home sales continue to remain strong for the last week of November with 54 Jupiter homes closing. I want everyone to pay attention to the listing price and the selling prices. See how close many homes are selling to their asking prices. Many Jupiter homes are selling at just a few points off list price and on average most selling for 95 -97% of their list price.

 

I also noticed quite a few bank properties (REO) selling this week as we get close to the year end. I would say about 75% sold above asking price and 25% below asking price. With bank properties there are many factors involved. Sometimes the buyer pays a 5% premium above the sales price on certain bank owned properties. We are seeing more bank properties selling…

Jupiter Real Estate Report September 2014

South Florida rose to the top of the nation’s leading home price index in August, with gains of 10.5 percent from the same time last year even as home market momentum slows.

The increase in the tri-county region of Palm Beach, Broward and Miami-Dade counties put the area in first place nationally for price growth, according to the Standard & Poor’s/Case-Shiller index.

Jupiter real estate trends

A recent article in the Palm Beach post this week reiterated what I have been saying for the past year about real estate values in northern Palm Beach County in areas such as Jupiter and Juno beach. Inventory levels continue to decline especially in the sub $300,000 market. Even the high-end market has limited inventory. I have seen a dramatic rise in selling prices in all areas of the market including single family homes and condos. The biggest rise in demand and pricing seems to be waterfront homes and direct oceanfront condos, once again showing the value of waterfront property.

     Another strong week  for home sales here in Jupiter & Juno Beach area. Sales were down from the previous week but we still had 54 sales which is great for mid summer. There were three properties that sold under $200,000 and just 11 sales under $300,000. Most properties under $300,000 were $250,000 and higher as the median home price reaches $300,000. Palm Beach County  home sales were up 21% from June last year with prices up 6.4%. I said  expect to see around 5% for 2014 so let's watch and see once December comes. The good news is inventory county wide is up 35% but not here in Jupiter.
